Procedure for Redevelopment

Respected Sirs,

1)  Could you please enlighten us on the procedure for Redevelopment.
2)  It is learnt that we are yet to get the 7/12 in favour of our Society till date.
3)  In this regard, please let me know even the procedure for transferring the 7/12 in favour of our Society please.

HI,

First & foremost is to get the title of the land in the name of the society. Besides 7/12, if the society is located in the area where the city survey office has a presence, please get the name of the society in the Property Card as well. Infact, in city areas property card is the primary ownership document. 

For that, kindly ensure that the conveyance deed is registered in the name of the society, Please take care of the mentioned plot area.

Once the title is clear, please follow the guidelines published under section 79A of the MCS act.

Dear all,
Our society is an 80 year old society of about 250 members of the same community. 
In January 2023, an SGM voted in favour of Self redevelopment. 
Over time, the Managing Committee felt that Self redevelopment would be too difficult but handing over rights to a builder would risk losing the community identity.
Now, in the last SGM, the Managing Committee shared the concept of Hybrid development which means Self Development with a hired developer.
Has anyone heard of this concept and have any other societies done this before?
