Dear Sir,

Request to guide for follow,

 Our housing society building in Borivali Mumbai was constructed in 1998. There is a water leakage problem from the flat toilet to below flat. The flat owner has not done any alteration in the toilet. On the contrary, the flooring of the toilet and walls are intact and in very good condition. No cracks.

Society has replaced all outer drain pipes of cement with plastic pipes recently. Though there was no leakage complaint. Building is almost 26 year old and there was vibration in the building due to major road repairs and Metro work adjacent to our building.

Now I see the leakage in drain pipes in the area below above flat slab and below flat top slab. The leakage is between two slabs. Society plumber says the top floor toilet is required to be broken and waterproofed and lay new drain pipes which will take 8-9 days. What will the top flat owner do for his inconvenience for so many days, since the family is staying there?

Question is ….

·       Can it not be repaired from outside?

·       Who should bear the cost of repair?

·       Bylaw 159 (A) says society should repair all types of water leakage and so on…

In My Society, it was declared as internal leakage. Both the members contribute 50% expenditure

Bring a kadia and after draining put the white cement with water proofing chemicle from inside and let it dry. There will be no leakage.don't make it a issue at all.
