Hi Mae,

 

At the annual HOA meeting I spoke with Marilyn about my patio.  I have since sent her several emails and called and left messages on her cell.  She has not called me back, even to acknowledge receipt of my question. 

 

Whenever it rains hard, there is a large accumulation of water that sits alongside the exterior living room wall and outside the patio door.  It is not just the regular wet patio, but a puddle that extends about 2 X 4 ft.   After the last rain, it was almost a full week before the water was gone.  Normally, I sweep it off, however I am not always in Austin when its raining. 

 

The door jamb is starting to rot.  I am afraid that there may be damage on the wall under the shingles that may get on the interior wall.

 

I had a contractor check out the slant of the patio and there is up to 1/2 inch slant towards the building.  I think that this is an HOA covered problem since it is on the outside.

 

There is also a screen missing from when the painters were here.

 

I appreciate any help you can give me in addressing these problems. 

 

Does the board have discretion to handle minor problems like these without going to Marilyn?   It certainly seems like it could be resolved easiy enough.  I would happily hire someone to take care of these problems if I knew I was going to be reimbursed.
