We, Josh and Greg, are looking for a housemate for March 1st. Rent is $1017.09

To move in you will need 1st month's rent $1017.09+ the deposit, which equals one month's rent $1017.09 + $200 (security deposit). So basically you will need to have 2 months rent $2034.18 +$200.  That's $2234.18 to move in.

We are Josh:

Paper pusher, eight-to-fiver, part-time distance runner that finds his balance in the benefits this neighborhood has to offer: the live-music, the taquerias, the occasional band on the roof; the additional peacefulness that we enjoy south of the Mission district madness; the hikes in our backyard (Bernal Hill).  knocking out a couple marathons in 2012; enjoys watching Greg's DVD collection; is trying to read more books in 2013; mostly appreciates that our spot is not one of these fancy artisan buildings that are going up all around valencia, and in some aspects it's rougher around the edges.  But the positives far outweigh the negatives in his opinion, and he loves the overall vibe of the building.


and Greg: Who is a worker/owner at a natural foods co-op and who spends a lot of his free time painting. When not involved in creative endeavors of his own, Greg spends a lot of time partaking in the creative endeavors of others, listening to music, looking at art, watching films, reading etc. Greg also likes to practice yoga and would love to spend more time hiking in the woods and being in the presence of nature (if only it was closer)

We live at 3435 Cesar Chavez, which is at the intersection of Valencia and Cesar Chavez. About 2.5 / 3 blocks from 24th Street and Mission BART.  The building we live in is referred to as the Old Sears Building, because it used to be a Sears department store, but was refurbished in 1978 and became a live/work space. It is a great building with a rooftop garden, a freight elevator, four washers, four dryers and a change machine!!! There are drawing classes in one of the units on Tuesdays and there is the occasional dance or music performance. There are many artists that live in the building, and originally you had to be an artist to live here. Now it is more of an eclectic mix of people, so you don't have to be an artist to live here, but it's a great place to live if you are.  For instance, Greg is a painter and has a studio space to paint in. So If you are an artist we can make space for you to work. It just might take a little reconfiguration of space,but we're totally up for that. But besides that, to give you an overall feel for the place, our place is a mix of industrial/artsy/homey. It has the aformentioned studio space, but also has three separate bedrooms, a large living room, a small but fully functioning bathroom as well as a small but fully functional kitchen. Your bedroom is on the small side but has a built in loft to free up even more space. In fact a past housemate did quite a bit of work on the room to make it enjoyable to live in. The room has one window that looks out onto the studio and gets some light, but all in all the room doesn't get a ton of natural light. But there are many reasons why the room and the place as a whole are perfect for the right kind of person.


Though we have a relaxed attitude towards household chores, and there is often some clutter with the art stuff and whatnot, it would be inaccurate to describe us as slobs. We take turns cleaning the house when the needs arise. We enjoy the occasional house guest, but occasional is the key word. We have to be able to live with each other but we shouldn't have to live with any one else's friends all the time. This also goes for significant others. It is understandable that if you do have a significant other that you will want to have them stay over once in a while. This is o.k.. We are just not looking for a fourth housemate, that's all, and we both tend to keep our social lives outside of the house for the most part. And so this results in us being able to have our own space whenever we want it when we are at home, and I think we'd like to keep it that way.  Still,  we are looking for someone who will be a friend. We don't have to be best friends but we should be able to hang out and watch a  movie or TV show or just talk and joke for a while. We Josh and Greg, have always had that dynamic with each other and we would like to continue to have a similar dynamic with our new housemate. It really makes a difference, when you enjoy the people you live with. That said we also value the ability to have time and space to ourselves and to have the mutual respect among each other that is necessary to be able to find that time and space. We are looking for someone who is considerate of others regarding noise, guests, and cleanliness. We value communication and dealing with problems when they arise.  Ideal roommates can handle conflict maturely and directly, and have experience living well with others. We are also looking for someone who is financially responsible (rent on time, every time), does their chores, is chill and fun. Being 420 friendly is a plus and being tolerant is a must. Drinking is o.k. unless it results in loud or rowdy behavior in the house. Our home is our sanctuary away from the stress of the city, and a certain amount of peace is required in order for us to be creative, relax, live etc. So we would like to keep it that way. It is o.k. for you to go out and party, we won't judge, just don't bring the party home with you all the time. Also we like living in a drama free space, so if you thrive on drama, you probably won't thrive here. But if you thrive more in a space where you are able to have peace of mind, then you will do well in our space. It's true our space is probably not for everyone. It is certainly not your Grandmother's victorian. But it really is a unique space that could be a godsend for the right person. For our part we both think it is one of the best and coolest spaces we have ever had the pleasure of living in. But we are pretty sure that when you see it you will know if it feels like the right fit for you.
One other important detail is that we have a cat. His name is Niblet. He is an important part of our household, so it is important to us that you like and get along with cats. It would be great for him to have a new friend. We unfortunately can not have any other pets, as we do not know how he would get along with them and do not want to take the risk that he would be unhappy.

One last thing is that we do not have rent control, but we do have a great relationship with our landlord, so he tries not to jack up our rent too much every year. But it will go up a bit in April, as that’s when our lease is renewed. You can generally expect it to go up around 4 percent or so, which averages about $40 per person.

Basically Let's see, what else?... Well there is parking for like $75 to $100 a month, if you have a car. I guess that's all I can think of for now, but of course let us know if you have any more questions.

We are looking for someone A.S.A.P, so that we can have everything settled, with some time to spare, before the 1st. So we will be contacting people to set up times to meet, starting right away. We are ideally looking for someone who is in it for the long term, but would be open to more short term for the right person. If our place sounds like what you're looking for, then drop us a line.
