I won't be able to attend tonight's meeting as it's my mother's birthday. However, I have been trolling through a lot of the documents/studies already published by the Lombard Village Centre/Village of Lombard to see what's usable there as part of the Coop's business plan. I have a background in economic development (albeit in Tucson, AZ).
The following links are very helpful in making a grocery business case for downtown Lombard. This document rolls up a lot of the prior studies done. The last couple of pages are particularly helpful.
This is a 2010 market area/retail analysis that contains a lot of the figures a business plan will need. Some of them will need to be updated but I think the Lombard Town Centre people may have some of the data already. No need to spend a ton on a feasibility study if some of the data is already there.
Finally, I know Walter Smith, the current president of the Board of Directors for Lombard Town Centre, fairly well. I think he could be a most helpful resource if you haven't already met with him. He is truly dedicated to downtown Lombard's renaissance and he's a younger guy with good perspective and instincts.
