Logan View Management & Board - Wesley & Triview

I have been an owner at the Logan View since the turnover of the building. I never joined the google group until today as I want to voice my concerns and questions to other owners and the Board since there are lot of new owners. Since the turnover from the developer we went through several management companies; which to some degree is normal (I own other condos in Chicago). 

All had their strengths and weaknesses; however I do want to state that the manager who had the most and best impact on our building was Nic and under the leadership of Brent, Jim, Ruby & Carlos. Look at how much was done under Nic's management at Connected:
- We got a surveillance system and card entry system which has improved security.
- Hallways have been re carpeted and re painted. 
- Bike room was added
- Less issue with hot water and heating

The move in and out were far from being under control. Tenants were moving in and out without notice, things were damaged, movers using both elevators, etc. That got resolved too.

The Board started to tackle large problem which were lingering since turnover and never addressed by previous boards.

Our cash positions was not strong. I remember Nic & Brent saying when Connected took over that we had 60K in past due assessment from unit owners... and a year later we were down to 5/10K due to the Board and Nic's efforts to get the money due to the association. I recall Brent also mentioning the cash available to the association was about $100K when Connected took over....When Nic left, the cash available was close to $250K. After Nic left Connected, management was clearly not as good, and with Jim leaving the building, I was glad to hear that the Board hired Nic again with Wesley.

The roof was a big undertaking for the building and looks to me like the Board was not as invested as the previous board. It was long, communication could have been better. But did you take a look at the new deck??? I know it says do not go on the roof, but the new deck is beautiful and seems much safer.

It is concerning to me that Wesley resigned....After all Nic invested in time and energy in this building, I can't believe he resigned without good reasons. Believe me management companies usually will do anything to keep clients. So it seems to me that the issue is the Board. Not only Wesley resigned, but Ruby resigned too. Ruby, I know you are on this group. How long have you been on the Board? like 5-7 years? Why did you resign? What's going on here? What is the Board doing? This is a beautiful building and it seems that the boat doesn't have a captain. 

Why is the co-owner of ABS, the maintenance contractor of the association, on the board? it seems a conflict of interest !!!

I looked at the budget and saw that the retail space only pays $1750/month to the association. It seems very low, the commercial space occupies half of the first floor!!!! I talked to Ed Tunney, clearly he didn't like Nic, and I think it is because Nic wanted to get more money from the retail space. I would like to know why the Board is not more transparent about the retail space. It's affecting us all, it's affecting me, my money, my investment into this building. 

Triview doesn't look as good as Nic & Wesley. Look they are already charging $75 to enter phone numbers in the call box....

The board appreciates your comments.  We know that communication has not been the best and hope we can improve that in the future.  One way to get information about the things the board is working on is to listen in to the conference call board meetings.  There will be one next Wednesday, March 18th at 2 pm.  TriView will be sending out an email with that information and instructions on how to listen in.  As I understand it, there will be a time for questions/comments from owners who listen in.

In the past, postings for conference calls and instructions for listening in have been hung in the lobby prior to each board conference call.  According to Nic, no owner ever listened in except me a couple of times.  Also, minutes of meetings have been posted -- I think here on this site -- and have been available on the management company website.  Past minutes don't seem to be posted yet on the TriView site, but I'm sure they will soon be there.  That's just a matter of getting everything in place after the transition.  I have copies of past minutes and can send them to anyone who is interested although I would prefer if we wait until they are posted on the TriView website (and I will be pestering them about that).

Some issues cannot be discussed in an open meeting.  Negotiations over the retail space is one such issue.  No unit or retail space owner would like to have his or her business discussed in an open meeting so that sort of personal information is considered to be privileged and is protected by law.  That sort of information can only be discussed by board members and management in a closed meeting.  So you should not expect to hear that kind of discussion in any board meeting.

Many of us miss Nic.  He did a great job.  But that is behind us now and we have to look forward.  I think TriView has been exceptionally responsive to building issues and to owners' questions and requests.  If you have had an interaction with TriView you're unhappy with, you should let board members know.  I hope we can all work together to make our relationship with TriView a long one.

All owners appreciate comments on this group discussion board.  However, it is disturbing when one of our own chooses not to identify themselves.  There is no reason why any owner would not let us all know their identity so I am suspicious of the agenda of "loganviewowner" and the veracity of your comments.  For example, if you want to know my reasons for resigning, you can ask me personally. 

Previous boards chose not to correspond to anyone posting to this board who will not identify their name and unit. Your comments and opinions carry no weight, no merit without that.
