Mr K. Venkatesh (EVP, L&T) had recently invited SUGRUHA representatives for a discussion. As a follow through, SUGRUHA had sent the following letter summarising the key items discussed in the meeting.  We are pleased to share the same with all owners so that you are aware of the ongoing developments in our efforts to resolve key issues.

Dear Mr Venkatesh,
 Sub: Meeting of 16th October 2009 at your Bangalore office and outcomes thereof

Thank you for your time and the kind courtesies extended to us on the 16th instant when M/s DK Narang and CA Venkatesh were also present from your side. M/s CN Subramanian, AV Venkatesh, Subhranshu Banerjee and the undersigned represented the SUGRUHA board. For the record you invited us to the meeting as a response to our letter of 29th September 2009. We present below a summary of the substantive discussions and decisions thereat and unless we hear to the contrary, under your signature, we shall consider it to be a mutually agreed to record: -
 1. Fundamental issues and L&T’s Liabilities: You expressed the view that we had raised certain fundamental issues vide our letter of September 29, 2009 (though as a matter of fact, they are nothing new).  As such, you wanted time to have the scope and extent of consequent liabilities on L&T examined by your corporate legal department to help you to take appropriate decisions. Accordingly, you are to revert to us soon.

 2. The Maintenance Imbroglio: You directed your personnel to furnish us with the audited statement of accounts, vis-a-vis the maintenance expenses of the South City habitat from day one to date, within another week. Thereafter, we are to examine the statements with a view to reconciling your claims of arrears to be paid by respective owners. Moving forward you are to confirm the validity of the prospective MMC of Rs1.22 per sft per month and the attendant SLAs so that we could have them ratified by our General Body and given effect to immediately thereafter. 

 

3. The East-West Road, Connectivity and related issues: You confirmed that you would abide by BDA’s direction with respect to all matters connected with the proposed rerouting of the East-West road and the reclassification, if any, of its present delineation. You also added that L&T should be protected from any contingent liabilities that may arise, now or in the future, from L&T following BDA’s revised instructions as and when they are issued.  You opined that the landowner also would have to implicitly abide by BDA’s directions.

 

 4. Urgent Security Concerns: We reemphasized the grave security hazards posed by certain critical issues such as unmanned gates, unprotected openings and damaged and pervious peripheral walls. You said that you would have them addressed immediately, provided such corrective actions are not in contravention of any of BDA’s written instructions.
 We thank you for appreciating the considerable probono time that we, the office bearers of SUGRUHA, are devoting to resolving the various sticky issues amidst our busy professional and personal schedules.
We note that you are expected to be next in Bangalore on the 26th of this month to take matters forward.
