Very convenient, simple, intuitive planner! With it, I remodeled a summer house for my mother, and I managed to fit everything! Now I'm thinking about arranging furniture and electrics on the 2nd floor of the main house! The image quality is good, and it helps you realistically imagine how the space will look and feel. Thank you!

When we initially set eyes on our current home, it was definitely not love at first sight! But it was in a prime location, the price was right and it came with 4 beautiful treed and fenced acres of land. It even had its own pond! When we drove down the driveway something about it just felt like home, even though it needed a lot of work. This is a summary of our small house renovation and how we gave our dated bungalow a modern farmhouse makeover!

This was the most dramatic transformation by far! When we decided to add a mudroom to the house in 2017 it morphed into a whole-house renovation. We ended up adding a mudroom and screen room addition, two porches and large back deck!

The original house had a side door that entered directly into the kitchen. We looked at so many different options, but eventually, we chose to add the mudroom addition off this existing doorway to avoid extra structural changes.

The original entrance to the house opened right into the living room with a strange stand-alone closet. We transformed this area into a proper entranceway by adding a half-wall with storage to delineate the spaces.

The living room is quite small and was made even smaller when we stole some space from it to create the entryway. We ripped out carpet, replaced the fireplace with a wood-burning stove and added endless amount of trim and paint lol!

One of the first projects we took on inside was the kitchen. It was extremely dated with melamine cabinets that were falling apart and a strangely angled island. We demolished the pantry during the renovation so we added as much storage as we could back into the design.

The master bathroom was tiny! It could only fit a toilet and small stand-up shower. (Remember the vanity was in the bedroom lol!) We had to knock out the wall between the bathroom and walk-in closet to gain enough space to make it a full bathroom.

This was the very first space that we renovated in this small house renovation when we moved in. We used it as a test to see if we were any good at DIYs. If only we knew what the next 10 years would bring! I think it cost us a grand total of $1000 to totally gut and redo the space, and I have hardly any photos to prove it. I think that might have been before cell phones lol!!

Our most recent renovation was a makeover of our basement family room. During 2020 we spent so much time at home and during a long winter of pandemic lockdown, it was so important to have this extra space! We added a family TV and games area as well as a homework area for the girls to do their online learning.

Renovations that disturb lead paint can poison family members, visitors, and neighbors. To keep properties safe from lead hazards, Rhode Island's Renovation, Repair, and Painting Rule requires contractors, painters, and other workers doing renovation, repair, or painting on pre-1978 homes or child care facilities (including day cares, preschools, and elementary schools) to work for licensed Lead Renovation Firms.

Rhode Island's RRP Rule applies to contractors, landlords, property managers, homeowners, and anyone else who disturbs painted surfaces on pre-1978 homes or child care facilities. This includes general contractors as well as special trade contractors, such as painters, plumbers, carpenters, and electricians.

In general, the RRP Rule applies to any renovation, repair, or painting that disturbs six square feet or more of paint per room on the interior or 20 square feet or more of paint on the exterior of a pre-1978 house or child care facility. Examples of regulated activities include window replacement, remodeling, repair/maintenance, electrical work, plumbing, painting, carpentry, and interior demolition. Not all projects are regulated by the Renovation, Repair, and Painting Rule.

In addition, the RRP Rule applies to window replacement and interim controls designed to reduce exposure to lead hazards (lead hazard control). A clearance inspection by a licensed Lead Inspector, which includes interior dust wipe sampling, is required to obtain an inspection report documenting the lead hazard control and a lead certificate.

Once training is complete, an individual is a certified Lead Renovator. All certified Lead Renovators must work for licensed Lead Renovation Firms. Firms must renew their licenses every five years after completing a four-hour refresher course. Renovators who take an online review training will be certified for three years, and renovators who take an in-person review course with hands-on training will be certified for five years. On-line training is allowed for every other recertification. more information on training

The firm must deliver a copy of the Rhode Island version of the Renovate Right pamphlet to property owners and tenants no more than 60 days and no less than seven days before work begins. The firm must fill out the Pre-Renovation Education form at the back of the pamphlet, have it signed, and keep it for a minimum of three years. At least seven calendar days before beginning a job, the firm must submit a Start Work Notification to the Department of Health for work that includes window replacement, interior mechanical paint removal, interior demolition, or lead hazard control activities.

To address this, a partnership was formed between Southeast Arizona Renovations, LLC, the nonprofit Step Up Bisbee Naco, and the City of Bisbee. They collaborated on a workforce housing program that aims to provide more affordable housing.

The LLC purchases dilapidated homes in the Bisbee area and then donates them to the City of Bisbee. The nonprofit then completes the renovations. One of the most recent homes to go through the program is off Nighthawk Ave.

If you are thinking about doing any type of home and garden renovation your list of experts to help you might include an electrician, an architect or a landscape gardener. However, have you thought to include a financial planner on your list? It is likely not, as most people think financial planners are only for sorting out investments and pensions. On the contrary, they can assist with any project which requires financing and home renovation is one of them.

There are countless examples of homeowners embarking on a home renovation project, and seeing the whole thing grind to a halt because the project was not planned properly with regards to financing it. The costs might have spiralled out of control, or an expected bill which caused them to reach their credit card limit are just two of the dramas that may have befallen them.

In practical terms, there are several ways a financial planner can assist you when planning any kind of home or garden renovation. Firstly, they can look at your overall financial health, and suggest ways you might be able to improve your financial situation to make the project more affordable.

There are numerous ways this could be achieved, but some easy ones might be to switch credit card companies to reduce your monthly payment and/or the interest you pay. Another might be to cash in any old insurance policies or company share certificates to generate cash for your project.

For the project itself, the advice you receive from your financial planner will be influenced by the scale of what you plan to do. Smaller projects such as decorating or some decking on your back porch will obviously take less time and resources than an extension being built.
