Dear LemonDrop -

Since the time is getting closer to the transitioning the house, we have some quick questions to ask you:)

1. Can you please share the passdown inventory spreadsheet with us along with the depreciation schedule if you have it available? Also, could you explain to us how it works? We wanted to know what stays in the house and how much depreciation we should expect to incur during the year. 

2. Is there anything we need to know about neighbors/ issues with the house, etc.? Also, would really appreciate your advice on how to split responsibilities around the house, how to set house norms, etc.

3. I know you guys are staying till the last day, but is there a chance my sublease person could move in on June 30th? He is okay sleeping on a couch but since June 30th is a Sunday, it would really help if he can move in one day earlier. Please let me know if that's possible!

1. Inventory list attached.  We did a straight 10% depreciation per the precedent set by the previous residents.  The spreadsheet is itemized and should be pretty straightforward but if you have questions after reviewing, let us know.  (The white couch, wood coffee table, and one of the dining room tables will be moved out as they belonged to one of our roomies.  These items are not on the inventory list and not included in passdown fee.)

2. Second tab has some norms/house need-to-knows that we used.  Third tab is how we split up responsibilities.

3. Need to check with roomies.  Will get back to you.

My subletter (the bedroom by the front door), Stacie, MD / MBA at Stanford, is also asking if it might be possible to move in that Sunday instead of Monday. She starts a busy rotation that Monday and is worried she wouldn't have time to move in once rotations start. Please let us know. Thanks so much!

We will chat as a house and confirm whether sublettors can move in on/before June 30th. It is probably OK, we just need to coordinate our move outs and cleaning, etc.
 
Can you please update us on which sublettors want to move in before June 30th and into which rooms? Then, we will coordinate and get back to you on all of the rooms at once.

Hey ladies - 
I'm leaving Tuesday, June 25th, so my room is available as of that night.  I'm planning to use Yin's room on June 18-19 as well, but she can confirm whether or not she'll be done with hers when.  I just created a sheet in our lemon drop spreadsheet so we can all put when our rooms are open?  Think it's probably going to be up to whomever is here latest (Jen?) as to whether you're OK with having strangers in and for how long.  Can we fill this spreadsheet asap and then we can get back to them?

My general feeling is that I would rather not have strangers in the house arriving at random times. I will be packing and think it would just be simpler to have one move-in date where they can all arrive.  Let's see where we end up after everyone fills in the spreadsheet.

Here is the email I was going to send. I just want to confirm with you all.  Lucy -- does the cleaning schedule work? Also, I am not sure if it is acceptable to ask them for rent for those two days in June. Thoughts?
 
We will all be out of the house by EOD Friday 6/28. We will also arrange to have the house cleaned on that day. So, you and your sublettors can start arriving on Saturday 6/29. The pro-rated cost for the house for those two days is $466 ($7000/30 per day in June).

I'm fine with it. Think it makes sense to ask them to pay... Although it does seem like a lot for one sub letter. Given we were all planning to be gone anyway, should we split the prorated cost?

Carpet cleaner will be coming 6/28 at 5pm so they should be able to start moving in 6/29 midday.

Perhaps we can negotiate something where we make sure the house is in move-in ready condition if they pay the last two days of rent.  Yazmin is scheduled to come 6/27 and I think we should just pay her one last time and then pass her off to the next tenants.

We have made arrangements so that the house is cleaned, the carpets are cleaned, and we are all out of the house by EOD Friday 6/28. So, you and your sublettors can start arriving on Saturday 6/29. Steve has agreed to pay for both the housekeeper and the carpet cleaner. So, the house will be nice and clean when you and your sublettors to arrive.
 
What are your thoughts on the rent for 6/29 and 6/30 ($466)?

Good to know about the housekeeper and carpet cleaner, thanks!

About the rent for 6/29 and 6/30, my thought is that there should be a price per room. If only one sublettor arrives earlier, I think it is unfair for him to pay the full $466. I also think it is unfair for people who don't arrive earlier to pay something. With a price per room, then we can see person by person if they want to spend the additional to arrive earlier.

You guys had asked us if your subletters could move in early, and, so, we did everything that we could to make the house ready before the weekend.

We are happy to hand the house over to you on June 29th. But, it will have to be the whole house. Because of the deposit and other payment logistics on our end, the only option for us is to hand over the entire house at once.  We can't do it one room at a time.

You guys will have to decide for yourselves whether you want the house on 6/29, 6/30 or 7/1.  That is the date that we will tell Steve, so he can come do the inspection before you move in. 

If you want the house on 6/29 or 6/30, that is fine. Just let us know which date you choose and how much you would like to pay for that time. When you make that decision, please take into account that we paid $466 for those two days.

Hi all,

I checked with everybody and finally we decided to arrive only july 1st. Thanks a lot for the time you've put into arranging a potential early leave, but only two people would want to move a day earlier and $466 is too much to share between them.

Changing subject, I will be travelling this summer and I assume it is ok for me to leave my stuff in the garage, right? Is there any time this tuesday or wednesday that I can leave my stuff? Which time is best for you?

Lets just leave a key on the grill like they did for us.  We should probably go and mark an area in the garage for them and move our stuff around as needed.

Also, we used to have two garage keys right?  They're still both around?

You don't need to pay us the full $466 to move in early. That was just a point of information. We just need a single move-in date and an amount. Whatever you guys want to pay is fine, since we already arranged to be out by that date.  Let us know what you decide.
 
We are going to figure out a system for you guys to move your furniture into the garage. We will get back to you shortly on that.

I went and grabbed a couple boxes from the garage this morning. The only thing I have on the left side is my road bike which I can move inside if needed. Because of Gallagher I would prefer we schedule days to have them come by or at least have them call me first.

Is there any time I can drop off my stuff in the garage tomorrow? I am travelling thursday morning, so would really appreciate if I could do it before then. 

About the early move, I think the two people interested are Marina and my sublettor, Jon Casto (cast...@gsb.stanford.edu), both for june/30. If you want to negotiate a price, maybe it makes more sense if you talk straight with them. I will also give your e-mail for Jon.

That will not work for us to negotiate with your subletters. We just want to hand over the house to you on a specific day. You can do whatever you want with it at that point.

You decide the day (6/29, 6/30, 7/1) and the price (any amount). We are indifferent.

The key for the garage is on the grill in the background. Just let yourself in the side gate and drop your stuff in the garage. On your way out, please re-lock the garage and put the key back on the grill.
