The most frequently asked question we receive from customers is how much does outsourced warehousing cost? While it is a complicated answer, back in 2017 we started collecting data from our extensive network of warehousing and best fulfillment companies each year in order to help both businesses and warehouses alike to understand average warehousing pricing and costs. This page is the culmination of many years of work, and includes historical survey results from each of our annual warehousing costs and pricing surveys. With data accumulated from both the warehouses in the US and warehouses in Canada, the results help companies searching for pricing information for 3PL companies near me or throughout all of North America.

Before we jump into the most recent warehousing costs and pricing survey results from 2022, we want to provide a few important pieces of information to not only navigate the page easier, but also to summarize key data into a helpful table of important warehousing costs and to explain some of the differences in warehousing costs between outsourcing and leasing or purchasing a warehouse.

The cost of renting, leasing, or purchasing a warehouse space varies dramatically, depending upon several key factors: the location of the warehouse, the supply or scarcity of warehouse space in the area, the size of the warehouse space, the intended use of the space, and the amenities of the warehouse itself.

As opposed to using an outsourced solution as detailed above, calculating the cost of renting, leasing, or purchasing a warehouse requires the use of an equation and is a little more complicated. The elements of the equation to calculate the cost of a warehouse are as follows: how much warehouse space you will be using, the monthly or annual rate to rent, lease, or purchase the space, and the estimated operating expenses to utilize the warehouse.

The average warehouse cost per year per square foot in our latest survey to rent a warehouse was $7.96. Operating costs can easily add another $2-5 per square foot to the overall costs of renting warehouse space. Operating expenses can reasonably be estimated as follows:

The overall cost of a small warehouse is obviously lower than the cost of a large warehouse. However, the monthly warehouse rental rate per square foot for a small warehouse may be higher than that of a larger warehouse. This is because the landlord is subdividing the space. The price of a small warehouse is more cost effective than a larger space because all the operating costs will be a smaller percentage of the whole space.

Building or purchasing a warehouse space is by far the most expensive option for procuring warehouse space. While it does represent a tremendous investment opportunity, it is best suited for a company with cash reserves and/or an ability to secure a long-term loan or note. The warehouse price or cost will vary based on the same criteria listed above but will also include the type of materials used to construct the building and any added functionality added to the construction. The cost of purchasing or building a warehouse can range from $20 per square foot to $50+ per square foot.

The most recent warehousing services pricing survey results represent the culmination of eight years of dedicated research from 2017 to 2024, underscoring our commitment to providing businesses with invaluable insights for both managers of warehouse operations as well as businesses that outsource this vital function.

This comprehensive exploration delves into the operational and financial aspects of the warehousing sector. We aim to equip businesses with the knowledge needed to make strategic decisions regarding their storage requirements, facilitating informed choices and optimized outcomes.

The latest 2024 survey results reveal notable cost increases across several key metrics, which comes as no surprise as the broader business world grapples with the task of taming pesky inflation, coupled with a few years of significant growth in the 3PL fulfillment industry. All the core warehousing and fulfillment pricing metrics experienced increases in 2024:

In examining performance data, our primary goal was to understand how many fulfillment providers use performance metrics to assess and enhance the quality of their work. To gather this information, we posed the following questions to fulfillment providers:

Regarding accountability, 85% of warehouses acknowledge paying for errors when at fault, consistent with the 89% in 2023 who paid for shipping, picking, and inventory errors. Customer retention has improved as well, with 94.20% of respondents retaining most of their clientele annually in 2024, up from 91.72% in 2023, suggesting that more customers are satisfied and remain loyal to the service.

3PL contract and agreement terms spell all the legal terms between the 3PL and the user of the 3PL services. It is important to understand the standard terms to know what governs the contract terms. In 2024, our survey included the following questions:

In light of these rising costs, the average corporate profit percentage has decreased slightly to 9.37% in 2024 from 10.49% in 2023, suggesting a tightening profit margin. Warehouses strive to balance revenue generation and cost management effectively amidst these changes, maintaining a strong approach to profitability in a challenging economic environment.

Pricing strategies and discounts are pivotal in warehousing and fulfillment. From customer terms to storage costs, shipping services, and technology fees, each aspect influences competitiveness and profitability. This overview delves into these critical factors, illuminating industry practices and trends, which are not only helpful for warehouses to compare rates versus competitors, but also for users of warehousing services to get an understanding of average warehousing and fulfillment costs or to compare versus their current rates.

Regarding monthly minimum requirements, the percentage of warehouses enforcing these has slightly decreased from 48% in 2023 to 46.67% in 2024. However, the average minimum amount required has seen a significant increase.

The data reveals more detailed and specific charges for Amazon and subscription box orders in 2024. Additional fees for Amazon orders included $0.45 per FNSKU/box label and $2.50-$3.20 per order, reflecting a clearer cost structure compared to 2023. Subscription box fulfillment fees remained like normal orders, with time studies conducted for complex or mass orders to determine rates. This indicates a continued emphasis on precise cost assessment for specialized services.

45% of providers offered discounted storage rates in 2024, slightly lower than the rate in the previous year. Discounted pricing for storage began, on average at the 50-100 pallet level. Many companies, however, do not offer any discounts until the 300-500 pallet range. Discounts given were a bit stingier than in previous years, coming in at 5-10% off standard pallet storage rates.

In 2024, most warehouses (65%) offered cost-plus shipping rates, with 35% providing discounts off published rates and 83% allowing customers to utilize their own pricing. A full 20% expressed that they do not offer any discounts, but rather pass the freight fees to their customers at cost.
