Hello Members
A meeting was held on Friday 23rd of March to discuss the future of how to run La Habitat in the same zeal and manner if not in a better way. Though the meeting was seen as a little premature since the members are still not aware of how the next phase begins, there was a consensus to select 16 members and discuss among them of what we should do next. 

These members are temporary and if any of you would like to be part of this, please do so. A meeting is scheduled next Friday 30th of March at 8.30 to review the progress. These members will apprise others about the permutations are combinations of what should be the best possible solution.

Dear Members,

 

All of you must have seen the circular received from Pacifica.  There are some issues which need internal discussion between members. A meeting is desirable.

 

Basically, irrespective of the decision taken by the majority, one thing I feel is that the administrative control should first be given to the society members and the society members should in turn issue a contract / Work Order for carrying out maintenance work.  Pacifica or its subsidiary is not going to maintain La Habitat eternally, so some day we will have to take administrative control and then sub contract it to a professional agency.  

 

Further, from the details of expenses received, it is seen that Pacifica has not put profit element in the costing for the past years, nor have they proposed for the ensuing year.  This means that maintenance is “at cost basis”. 

 

I donot know the implications of “service” cooperative society that LaHabitat has been registered as, however, members should share their knowledge on this for understanding of all.

 

In case anybody has had discussions with Pacifica on this subject it would be appropriate to bring it to the attention of all members.

Regarding Administrative control issue, I am fully agreed  with Mr. Rupesh.

Regarding  maintenance " at cost basis " I slightly differ .

 Before   arriving at  any decision ,we should  see the details of some expenditure ,as shown in the statements sent to us .

There are also some Income elements ,which I think  have not been considered or to be checked in detail.

So  only after discussing all these issues between members,  we should take any decision.

Hi,

I totally disagree on the points given by Mr. Rupesh.

How can you say "Irrespective of majority decision" control should come to members. No one has right deny or oppose majority members decision.

Fine Pacifica is not going to maintain it eternally but till the time Pacifica is interested we should not take control of maintenance because Pacifica is it self a Highly Professional group & I don't think there was any such vast lacunae in providing services.

Everyone has issues regarding maintenance but giving it to any outside party won't give solution every member.

Suggestion to give control to any Professional service provider should be taken after considering that Pacifica provides on "cost basis" & any other person would be charging "profit element".

Whomsoever is going to maintain is going to be criticized so we shouldn't feel outside party would be a saviour.

I reiterate I continue to have the right to oppose majority decision, if I feel justified, and no blanket statements denying me any right are acceptable.

That is what I m saying there is need of justifying decision rather taking control irrespectively.

As you said you will oppose if you feel justified in the same way I wanted to say that if some members feel we shouldn't take control of society & keep it with any xyz agency, we can't take "irrespective decision to take society in our hands" ignoring those members point of view.

No blanket statement, really sorry for that.
