Recently, we received a letter notifying the homeowners that dues are being raised from $100 to $120 per month per unit.  The reasons given were to continue upgrades and capital improvements.  Since we have not received an approved budget for 2014 (which is out of compliance with Association regulations) would you define what these improvements are.  When will we receive an approved budget?

Also, I understand there is a new Board.  How was this Board elected/ appointed?  When was the last Board meeting, and why wasn't the membership notified?  Boards are supposed to meet a minimum of twice a year, and the homeowners are supposed to be notified at least three to five days in advance of the time and place of the meeting.

Are we going to have to resort to legal counsel again to get the Board and the management company to do what they are required by Association CC&R's, By-Laws, and the Davis Sterling Act to do?
