Dear neighbors,

I hope this message finds you well. I wanted to bring to your attention a concern I have regarding the current state of our condominium, the King Cole.
While I appreciate the efforts made by the board in maintaining our building, I believe there is room for improvement and growth.

I noticed that some important maintenance tasks, such as fixing the planters on the ramp, fixing the pool, finishing the rooftop, addressing the lobby and hallways ceiling, the moat, landscaping, etc... have been left unfinished (or not even started) for a significant amount of time.

Additionally, I understand that the board has been involved in some legal actions that could potentially result in a substantial financial burden for all of us.
I also want to address a matter of concern regarding the credibility of the board.
We understand that they recently communicated to all of us that there allegedly was a marina violation issued by DERM, but upon further investigation, it has been determined and confirmed that this information was blatantly false.
Misleading the residents of this building undermines trust and credibility of the current board.

I understand that the board has been working to the best of their abilities, but I believe it may be time for a change in leadership.
Perhaps fresh perspectives and new ideas could bring positive developments to our building.

I believe that by setting achievable goals and making meaningful changes, we could not only improve the value of our building but also make it a more desirable place to live.
Furthermore, it is also crucial that we work towards reducing the maintenance fees, making it more accessible for residents.

I kindly request the board to consider stepping down now to save time, and allowing new individuals to take the lead.
I strongly believe this could lead to a brighter future for the King Cole and its residents, built on transparency, trust and efficiency.

Let's work together to make the King Cole the best it can be.

Thank you for reading.

PS1: I wanted to share with you a recent experience (true story) that highlights the potential for improvement and growth within the King Cole.
A friend of mine recently visited a unit in the building and was underwhelmed by what she saw in comparison to the cost of the maintenance fees.
Despite having a much lower price per square foot compared to other properties, she opted for another building. The King Cole falls too short in terms of basic amenities, overall upkeep and maintenance fees.
This experience highlights the fact that there is room for improvement in our building.

PS2: In the meantime, look at what I just found. It's just across the bay, on Indian Creek, a road with high traffic, in a way less premium location than the King Cole. That building doesn't even have a marina, lol.

I strongly believe our building is undervalued by at least a factor of 2.
