Dear Residents,

Thank you for attending the meeting. Minutes of the meeting held on 21-02-2021:

1)  Receipts and expenses for 2020 were shared and discussed.

2) Rain Water Harvesting pit near DG room: One more RWH pit will be set up near the Diesel Generator room, before rain starts and details will be shared.

3) Existing Internet provider/Cable TV provider: We have come across instances where cable and internet connections to adjoining streets are being routed and powered up from our premises. One  such vendor who did not have any active connections in our premises has been disconnected recently and we are looking at disconnecting such cases. Residents are requested to fill the attached google forms link to inform us about their existing Internet/Cable TV/Landline connections.If you are having more than 1 broadband connection at home, please mark the same in the survey link: https://forms.gle/ELMswwVDxkY9pySGA . Please fill the details by this Saturday(27th Feb'2021).

4) Intercom/EPABX: Suggestions have been received to re-activate Intercom, as Airtel boxes are being
    upgraded and our existing intercom. We will be following up with a Vendor to check feasibility.
 
5) Upgradation of Airtel service to fibre optics: 
    Airtel is planning their broadband service  to be upgraded with fibre-optic lines and thereby change of lines, 
    switches etc., in our premises. They will be doing the technical survey first and relaying the cables.

6) Children playing in ground floor/ Cycling: 
   (a) Feedback received that there is lot of sound while kids are playing in the night in premises. Parents are            requested to restrict playtime of kids between 4.30 pm to 7.30 pm in the evening and 7 AM to 9 AM in 
        the morning.
    (b) When Children are cycling in ground floor, parents please ensure that they are riding safely without   
         overspeeding and doing bycycling stunts. Parents will be liable to pay for any damage to Vehicles or
         Keerthi Infrastructure.

7) Social Gatherings: Please avoid conducting social gatherings in our premises (eg: Jan 26th), as there has been instance of increase in Covid+ cases in one apartment after one such social gathering.

My tenant vacated a few weeks ago and mentioned he paid the March dues for 301A, did he pay only the water bill?
Also when is the due date to pay the remaining balance?

Please note,

1) Housekeeping will not be servicing A block till the covid+ case is cleared. 
2) In case any resident undergoes any covid+ test, request you to inform us immediately so that we can take preventive action like sanitization of lift etc in the interest of everyone.
3) Considering that almost every building in pai layout has  covid+ case now, we discourage entry of maids or visitors till this second wave is expected to peak out in third week of May. Request your co-operation in this regard.

Minutes of meeting on 08/05/2021
Number of attendees:19 - Zoom id:799-4323-7039 -7.00 pm - 8.20 pm  India time

1) Entry of Housemaids during lock-down: - Some flats need to have housemaids due to survival reasons. Due to this, it has been decided that flats allowing housemaids will need to:
 
a) Follow Covid related protocol/ behaviour/ formalities as per government guidelines published.
b) Ensure that Housemaids should not to use lift for going to flat or after completing work in the flat. 
c) Not to Hang-around / loiter in staircase after finishing their duties- as being observed now. 
d) Accompany the housemaid into the flat from security desk and drop back housemaid back at the security desk.
e) Provide an undertaking to Residents Association with regards to the above for every maid.

In case of any violation to the above, review of the decision to allow house maids will be taken and communicated. Residents are encouraged to report such incidents in the group

2) Outsiders Vehicles during lock-down: Approach of last year to be followed. Vehicles of non-residents not to be allowed into the premises till lock-down is over. Main gate to be locked during the daytime after 10.00 AM. It will be opened only for residents vehicles. Owners are requested to inform their parking tenants about the same.

3) Sanitization of lift/Corridor - Explore options to Sanitize Lift on a regular basis.  

4)  Security: Feedback received and will be discussed with Ramu's agency:
 
(a) Other apartment security are entering the premises in the morning.  
(b) Only 1 security being available at desk during day time

_Note: 
One of the reasons for 1 security being available sometimes is that they are providing home support to families who are quarantined / not able to come to ground floor due to medical condition/other emergencies (guidance during BBMP staff visit etc)_

5)  Murali(B407) and Atish(B305) will be volunteering our residents who are in need of any help, for residents who are in home quarantine.

Minutes of the meeting held on Oct'3rd, 2021:

1)  Receipts and Expenses for Jan'21 to Sep'21 were presented to the attendees.
2) New committee: The existing office bearers have been in office for a couple of years and as a good practice, a new set of  
   residents have been nominated for the next two years. Following are the new office bearers:
    a) Ramu (B - Block)
    b) Kannan(A- Block)
    c) Esther Raju (A-Block)

There will be an advisory panel to assist the office bearers as and when required and this panel comprises of the following residents:

a) Jayabalan

b) Santhosh
c) Jude
d) R.B.Reddy
e) Kamal Maulick
f) Atish

3) Other items discussed:

a) Extension of DG Chimney pipe to terrace: The present quote received from our DG technician consists of Labour 15,000/- + Materials to be purchased separately. Once pricing is cost-effective, this project can be executed as a permanent solution.

b) Cauvery water seepage through rear-side compound wall: Plans to be discussed and finalized once rains subside.

c) Pending Maintenance:  Maintenance dues are  current with only maintenance of 3 flats due since Sept'2021.

d) New regulations regarding DG exhaust: Informed by R.B.Reddy, it will need to be followed as and when we get updates from BBMP or Pollution Control Board, else a fine of Rs 5,000/- per day will need to be paid.

Residents please note that we have got a clarification from Mr. Reddy that the update on DG exhaust applies for where is more than 250 KVA and not applicable to us.
