I had called up office today to inquire about allotment schedule. They say, we have to make all the installments except the last one(in my case its about 2 lacs) to put our name in allotment list. Allotment will begin in 2 months time. Seniority of allotment will be based on the payments made not on the application date. 

Can someone share if they have any other info on allotment? Does allotment means go for registration?

How can anybody pay the complete amount until the registration is assured.The said land is under controversy because a politicians daughter has filed a case telling that only telecom employees can be allotted the sites.She had ordered a stay and the basis was that the person has to be a member for 20 years.Guys please think and check for active cases before handing over hard earned money.The society has to officially send a mail regarding allotment before payment.They can always say you paid of your own accord despite knowing the risks.I still feel we have to file an RTI or a consumer case.The society cannot delay the project for years and insist on payment without any paperwork assuring the allotment.The money remains stuck for some more years and as usual they will earn interest and will say they will give you back the amount without interest.These people are not trustworthy and may be if a complaint is registered, we know the actual status and at a latter point, the allotment can be on basis of solid confirmation.It is easy for scamsters to walk away with hard earned money and leave people in the cold.Have we not learned that still?

I agree that I have no more confidence on these folks than on a bunch of thugs, these folks keep saying they will get it done in 6 months everytime we call them. But since we see some work going on now, lets once check out before we file a case.

Guys who have paid commission...have you done this through cheque? If
so you can produce the proof of payment and we can file this under
SEBI.This society is under scanner and they have partners in different
firms under whose name they ask for the commission.They will deny this
but can be nailed.I think we approach the Lokayukta and SEBI and nail
all these guys.But, all of us will have to do so together.SEBI has
regulations and if done properly even the money paid will be
reimbursed back.

@sathya - I paid in cash they are very clever , they asked me to give it in cash and said this project is running 3rd installment and they have given me their quota. Iam not sure how can i get this money back . Anyhow I dono what to do but iam ready to fight for my hard earned money.

Everyone is subjected to loss here , because i paid commission, our group people lost interest from 6 years, they could have got doubled the money by keeping it in FD or NSC.

we need to pressurize this society in regular intervals, I would suggest everyone to meet one day to their office and see what we can do on next step .

I fully support this move though I would not be able to personally join as I am presently in Pune. I am also of the view from my experience that meeting just the clerks/officials in the office may not be enough. Some sort of assurance from higher ups (e.g. President) may have to be sought. It would be best if we can persuade them to give us written status report (every single milestones achieved so far with dates and remaining milestones with planned dates and any hurdles).

            I called up the office to enquire about Kalpaviruksha Project. I was told that they are expecting sites to be released around May for about 25 acres. They are working on preparing priority # for the applicants according to the payment made so far. In May, once they know the # of sites that gets released as part of Phase 1, they would send Allotment letter seeking payment of last installment.

 

Dont know how far the target of "May 2015" would be met.

Just for all the members information, I called them a few times  in 2014 and each time they were telling some or the other reason and date.  Looks like the situation is status Quo.

 

We need to group up and  make some noise and we can inform Press as well and this will help to trigger the  venture development in motion.

 

We all waited very patiently for more than 6 years.  I think this is hightime to react.

 

My friends did the same for some other venture in the same way and got the allotments done.

     I was under the impression that the delay is due to obtaining approvals from the respective authorities. Is that not the case?

 

For authorities to approve and release sites under phase 1, would the work carried out in the layout matter? Can someone Pls clarify?

If the work carried out in the layout does not matter, what and where is the delay coming from? From Society or authorities to approve?

If the delay is from authorities, would going to Press help?

 

I have read that the remaining sites to be released after the 1st approval by authorities can happen only after certain development work is completed in the layout. This was the case for mysore related layouts that was developed by Karnataka Telecom is my understanding.

I spoke got them today and seems some progress is happening. July end there is a possibility of initiating site allocation and followed by payment of last installment.

Also, registration might happen from August till eoy.

Hello everybody,

Have been wondering for sometime now why nothing is being heard from the group anymore since June last! Is it that everything is so fine that there is nothing to report or things are so hopeless that everyone has given up!

After I booked a site in this society in January 2008 when a promise had been made to deliver a site in a few months (in about 18 months as of January 2007!), all I have received regularly are “Greetings” in the beginning of most years along with a printed letter from the President that gave brief status without ever providing any documentary evidence. It is now about 8 years since then and nearly three years since the so called “Bhumi Puja”.

While some members have been considering withdrawing the money even at this late stage, wondering whether the wait is worth it, I am at a shock to receive a letter recently demanding not only the installment but also a significant cost escalation. It is accompanied with the usual promise “It is our Endeavour to complete the project at the earliest”. As usual, there is no evidence of any progress, no indication of any date for allocation of sites and no firm commitments. I am in a deep dilemma as to deciding on the matter.

I was of the opinion that some lead would come from this group on a common stand that could have been taken. I am looking forward to hearing whether members have been paying up the latest demand, whether site development and demarcation of sites happening and on any other matter. I hope, those who have visited the property recently would report for the benefit of others.

 You have raised a very valid point.All of us need to raise the issue through legal pathways if we want to see return of investment.For people who withdraw please understand the company has to give you prorata interest or a site of equivalent price.There are a lot of people who are good at filing RTI.We can find out the current status of the land and remember section 420 is not bailable.If they have cheated,they deserve to go behind bars.A consumer case will only take time for filing.The cost of litigation will be borne by the cheating party and consumer courts are very strong.We have to file as a team....

Further to my mail dt. 3/12/2015 above, I have a suggestion, if members propose to visit the Promoter agency. Unfortunately, much as I would have liked to join, I am unable to as I am located elsewhere.

Most members trusted the promoter’s credibility, at least I did, by the very name of the agency. The Telecom Dept. Employees’ Coop. Society, one would expect to be a premier agency, with unexceptionably high credibility. Most Promoters, even highly credible Builder Developers, collect installments as per Milestones of development and actual progress on site. But we all paid the installments without questioning based on this expected credibility of the Promoter. But after so many years of failed performance, can we continue to trust and commit further funds? Hence, the least we should expect is to make the agency agree to the following:

The third and final installment                                    : On allotment of sites to members

The escalation, if any, when agreed & accepted          : At the time of handing over of sites

One other problem I have is that I am not getting most updates as Google group has shifted to Whatsapp. It would be great if the new group keeps Google group updated too.

I just been to the office. Today I had a different update from them. Before 10th of Jan 2016, they will be sending the progress report and also confirmed that allotment will follow immediately.  They just completed the seniority assessment based on payment history and have initiated discussion with developer to get the status.

Approx 400 to 450 sites under ~25 acre land is being approved and made ready for registration in the first batch in next 2 or 3 months. There will be phase 2 and further till 100 acres land is developed.

Expecting updates and waiting for their progress report.

I doubt that the allotment will be done.This was the same assurance
given about 2 years back and look where the project is.Please do not
hand over any money unless registration is done.In the mean while at
least someone staying in Bangalore could file a consumer case.Or
alternatively maybe we need to report it to the Economic Offenses
Wing.Please let me know if all of you agree to stand by on
this.Automatically things will come into perspective.
