Hey Balaji,
As discussed with you on 12/24, I do not agree to a lease increase or any of the terms highlighted in the email or certified letter VIKAS mailed on behalf of Kain Rd, Inc. As stated prior, I am providing to you an itemized listing of "all" that will need to be “ADDRESSED first " in order to substantiate an increase of leasing obligation. Please note, we have advised of these items several times throughout our tenancy and have also remained flexible as we have continued to make this a mutually beneficial arrangement for all parties.
• Dishwasher broken
• Stove needs to be replaced and updated
• Garbage disposal is broken
• Microwave makes loud noises or will blow a fuse if used
• Sink nozzle sprayer and faucet is broken. Under sink plumbing is leaking
• Tile and grout in front of sink and the rest of countertops- missing grout, and are bowed (Need replacement as tile is loose and falls off
• Front bathroom: toilet leaks, floors are bowed, tiles loose and coming apart
• Connecting bathroom: Has an entry where vermin can enter through the wall - raccoon/opossum. *County removed a visiting raccoon (inside the home) due to this. There is also a "hole" behind the laundry dryer that large vermin enter through.
• If you allow bathrooms to be used in the OLD MAIN area of the home the SEPTIC alert will go off outside - *continuous ringing from septic system ALARM until manual shut off occurs.
• Bathroom in back bedroom: bathtub/shower does not work- no running water
• Electrical paneling needs to be updated and reworked.
• There is a leaking occurring within the piping, leading from Old home to the now Old renovated Master quarters. It takes 10-15 min for the water to heat in the master bedroom and back quarters area.
• Bathroom in back movie room: vanity wood has prior water damage to it as we have never used the back sink.
• Bathroom in back room: toilet always clogged
• Master Bathroom: shower needs caulking, tiles are bowed, needs new shower heads
• Mud room and connecting back room have no heat or A/C that runs through vents. Vents are only for show. Rooms can never be occupied due to being too hot in summer and freezing in winter.
• ALL windows in the original house always have a draft, all need to be replaced. Windows were taped by previous tenants due to this happening. FYI- This does not resolve the issue, as the power company advised that this is another potential reason that the electricity bill is at a higher rate.
• No windows in the entire house except for the kitchen have screens - can never have fresh air circulate through the home unless in the kitchen. All though, most windows will open; insects and vermin will enter the home if left unattended.
• Fountain does not work only for show. If left un maintenance becomes inhabited by amphibians/breeding area for Mosquitos
• All Floors need to be sanded and refinished
• Kitchen Cabinets need to be replaced. (NO DOORS ON KITCHEN CABINETS, NO TRACKS IN DRAWERS)
• Home needs insect inspection and insect maintenance
• The home, driveway stamp, back porch, and foyer breezy way each require immediate power washing.
• Electric Bill is abnormally high likely due to HVAC service AND or updates needed to the system.
• Master Bedroom tub/jetted tubs not working +
• ALL the Interior throughout the home needs new paint.
• Fire place is non-working if used a fire hazard (cracks in bricks) only for show
Balaji, also please note that VIKAS' certified letter cited a response by 12/30. This differed from the email sent 12/20 which requested an earlier response.
FYI-
We have always shared in an understanding that the leasing rate remained constant; due to the unaddressed items highlighted above.
As we have always discussed, it is likely that the home would be fully renovated or demolished as a part of the property being sold.

I’m not in agreement with any of these terms that are listed in this document.
Please keep in mind we are in a pandemic and “state of emergency.”
