Lease of Chama Land at Luwero.

Dear Isaac,

Members,

I hope you are all well.

In our last meeting, we discussed proposals for lease of Chama land at Luwero as had earlier been requested by Carol and Isaac. As we await the minutes, we agreed in principle that the land was available and Chama was willing to lease it at a rate of UGX1,200,000= annually for an initial period of one year, renewable afterwards if there's interest. The details were thus;

That the lessee would pay the agreed amount in advance.

That the funds would cater for the Chama security wages (50k), purchase of acaricide for Chama animals (35k) and 15k for part payment of other Chama costs.

That the lessee would have all Chama facilities including but not limited to 5acres of land, 2water reservoir tanks, pump usage (at own cost) and the water irrigation kit.

That the lessee would ensure availability of water for use by Chama workers and animals.

And that the animals are free to graze in the land that is not planted with crops.

Isaac agreed to these terms and was given a go-ahead to clear the land and prepare for planting. Any other interested parties like Carol who had expressed interest were encouraged to discuss with Isaac on ways how to share costs and land in consultation with MS especially since use of generator and pump is shared.

It is my understanding that these terms are fair and agreeable so I hereby request Isaac to deposit UGX100,000= or more in the Chama account as payment for lease effective August 01, 2013, if he is interested in a formal handover, he may let me know so that we arrange for that, I hope the signed minutes of the last session that agreed on these terms will serve as a formal agreement between him and Chama.

I wish you the best of luck in this endevour, looking forward to renewal of this lease probably at an improved cost next year.

As per the discussions we had during the last meeting, members decided to lease out the Chama land at shs. 100,000 per month to any willing member, and I agreed to take up the offer. Carol, who is  also interested in leasing 1/2 acre, was advised to negotiate with me. So far we have not reached an agreement with Carol but i understand that she has gone ahead and cleared part of the land  on the upper section and ploughed it for planting. The only arable part remaining is less than 1/2 acre on the lower side, part of which is swampy. In all fairness i want to pay 100k a month and get return on investment. As it is ,i do not see the cost effectiveness if i take full responsibility of this lease and pay the said amount and then gamble with just a small portion between the rocks and the swamp.I am left with the option of giving up the lease this year unless we  meet the costs fairly with Carol.

Dear Juhudi, Attn. Bob and Isaac, like i expressed in the previous meeting that i was only interested in the three month lease (season's lease) and i expressed as much to Isaac. With regards to plowing the land, these were plans that i had made earlier this month when i had petitioned members for permission to lease the land and since no one was opposed to the suggestion i went ahead and started prepping the land for planting.

Since we have not reached an agreement then i will fore go the lease and the land that i had already prepared and Isaac you can have the given piece as well but i will only request that you kindly reimburse us the money that we have spent so far which is only 290k. 100k was for clearing the land, uprooting stumps and bringing down ant hills, another 100k for transport costs and other expenses and the final 90k is for plowing the land. Please note that i am not demanding that you reimburse me i am requesting. Let me know what you decide.

The goats are doing well but we need to add extra ropes for them. I talked to Peter and hopefully he will be more vigilant in herding the goats and ensuring that they are well fed.

Hope you guys can reach consensus and structure a win-win deal either by sharing costs or the land in an agreeable manner and not by either of you foregoing the lease altogether.  Perhaps easier said than done but...definitely sad when any 'sub-team' can't work seem to successfully work together.

Dear Bob, Dear Members,
We sat down like wazee (i.e elders) and came to an agreement with Carol to proceed with what she has planned. Carol will go first and lease the land at the agreed cost effective 1st August and proceed for three months till harvest. I will then takeover the lease for a year. I wish Carol all the best as we all look forward to learning from her project.

I am happy there's agreement, may I please then ask Carol/Sam to deposit the 100K (or all 300k) monthly lease fee to the Juhudi A/c.

Otherwise members, we have two new births at the farm, one Goat kid and one Lamb - expecting more during this month.

We finally reached a consensus and all is well. Will let you know how the beans do and then it might be a project that you can consider as well. I already planted the beans as we speak. Process went without a glitch and God blessed us with perfect weather and good workers.
