Hi all, Hoping you are keeping well. As everyone is aware, Chama agreed to sell their portion of land to any eventual buyer as captured in minutes. In June 2016 i spoke to all majority shareholders and they expressed desire to sell at the earliest opportunity. The decision to sell therefore has support of 95% of the land ownership. Isaac had expressed interest in acquiring the entire parcel and as we had discussed, group members would be given the first priority to make reasonable offers to the others if interested in the land. If no reasonable offer and payment is received, we were to float the land on the open market and look for the best offer. Since Isaac has not followed up to offer and pay for the land (since expresing interest to me in 2015) i have instructed Eastlands limited to look for a buyer in accordance with the wishes of 95% of the owners. This email serves to; 1. update all of you,  2. to confirm the decision to sell is by majority owners 3. to invite anyone with different ideas to air their views  4. to invite those available to accompany potential buyers to view the land.  Thanks, Muchemi Kimani Title custodian. My suggestion is that those of us in Kampala should hold a meeting and see how we can push the sale from here. You guys in Kenya can only do so much. We need a representative from the chama and all the other shareholders that are still in Kampala present. Can we please come up with a date as soon as now to sit and finalize on this matter once and for all. Ka!pala folks suggestions on a day next week and a venue. My suggestion is 25th of Feb in the afternoon.

Its important that sale of group land is done in a transparent and inclusive manner. My suggestions are the following:

1)The group needs to understand the breakdown of the proposed sale value of Ugshs 250 million in terms of price per acre for the available 36.5 acres, price of the  assets added on the farm.

2) The Minimum price per acre acceptable

3) If valuation was done to arrive at the sale price above as i was informed, let valuation report/ figures be shared on this group platform

Isaac,

The 250m is an asking figure expected to be negotiated with potential buyers. During discussions with Adnan, he informed me that Lubega and others are quoting 5m per acre in that region. If you could help us sell even higher than that we would be very happy. Anybody can do valuation at their cost if they so wish.

Regarding additional investments we should discuss internally bearing in mind that we cannot unreasonably burden the group with matters they were not involved in. Movables for example should be moved. If we cant agree on values, we get independent valuers for these assets. 

To discuss minimum price acceptable, we have to let potential buyers view and make offers without them being turned away with misinformation that the land is not for sale. It is. That is the majority position.

Do you want to do valuation on the land plus what you consider to be assets at your cost or do we carry on with the 250m asking price. With regard to the costing you did was there a depreciated value of the green houses and everything else you valued. How did you arrive at the value that you presented to us? What is the lidespan of those green houses and everything else you values since they aren't permanent structures. All the value addition you did how does it benefit the rest of the group? Does anyone else get a share from the sale of the assets you valued? Is the value to be incorporated in to the total ask?
