Maintenance charges to start from August 2013 - reg.

Hi all,

 

Think most of us would have received the mail below from Karthiga. As the project is not completed fully yet and no amenities have been provided as of date, I am not sure if we can agree with the mail below. We need to discuss on this and communicate with Jains accordingly.

I agree. there is nothing clubhouse, road, access roads to the flats, staircase areas. so what are they going to maintain? so how can they start applying charges?

I received the mail about a couple of days back and I fully concur that the maintenance cannot start for many reasons, notable being the below:

1. Jains workers are still doing construction work within blocks 1 to 11. While the works are still happening, there is no ground for the maintenance to be commenced. To be able to start the maintenance at our cost, all of the Jains construction workers should withdraw from these blocks.
2. There are still several open issues in each of the apartments (at least there are many in my apartment) which are yet to be addressed.
3. None of the items in the scope for maintenance except house keeping and some of the electrical works are ready for maintenance. The rate agreed of Rs. 2/- per sq.ft is not justifiable for this.
