JabberNet-2.1.0.710.chm is somehow corrupted

I was looking at the JabberNet files because I want to write a GCM CCS XMPP server in asp.net c#.  After downloading and unzipping the .chm file I find that it is somehow corrupted.  When I click on the .chm I get a dialog box asking me if I want to run it and then repeated clicks produce the same dialog box over and over.  I have lots of .chm files on my Windows 7 PC and they all work just fine.  

Is there somewhere I can get a good copy?
