AS,
I've contacted the city to gt a general idea about some of the fees. (construction fees).
THis is just ot get an idea about some of the expected fees.

Attached are the estimate impact fees for your commercial project.  These fees are subject to change based on the exact location and use of the project.  This is only an estimate and does not include fees for Fire Safety Inspection, Landscaping water meter, plan check and inspection, and signage.  Gas and sewer utilities are privately owned and maintained.  Please contact SMUD and PG&E to find out if there are any connection fees associated with the project.

I apologize for redundant questions since I had to leave early yesterday so my kids no longer continued disrupted the meeting… so these fees are new that we haven’t paid any portion of it yet to the city? Daniel is referring to “use of project”. Is there any possibility of any relief at least in part?

 

I also wanted to ask Br. Mazhar and Br. Muneer of consequences or impact to cost if for some reason we are unable to raise (or delay) subsequent funds after securing loan and using it to get started? Was this asked?

Br Mazhar did mention an incident how he was able to reduce one of the city fees to half!

The city just gives general guidelines but what applies to a specific project depends on the negotiations and the use and nature of the project. Some of these fees can be negotiated and we have done that in the past. The city is willing to work and help us. 

I remember they had mentioned that payment plans and/or adjustments in the fees can be arranged to take care of big fees as they understand the economy and funding situation. I will talk to my contacts in the city IA and also with Br Mazhar. 

The folsom city and council have been very co operative with us. It is all in negotiations and clear and honest explanations.

$335K fees, sounds pretty high. Anyone knows what is the projected property tax after the consruction is complete IA?

Masjids/churches are exempt from paying property tax.
