I have clients who would like to sell off-market, located at 121 Moorhen Ln. Leander (In Summerlyn, up against land/horses and with a view of a pond!) The
property needs downstairs flooring and baseboards (1,030sqft of
flooring), a few spots with missing trim and flooring upstairs, and some
touch-up painting to get it to a good rentable or resellable condition.
You could put a lot more in if you wanted to do kitchens, bathrooms
etc and complete a full remodel, but it's in pretty good shape overall
to put a lot less, especially for a buy and hold.
Leander has a new downtown coming up
-- Northline (like the Domain!), as well as developments at 183/29 to
include a Target and Starbucks. At the entrance to this neighborhood
(walkable from the house), there are restaurants and a great coffee shop
-- so for a suburb it has lots going on.
Sellers would like to contract at $349k.
I have a lender who has said it very well may make it through a
conventional loan appraisal in its current state, although cash would be
safer I'm sure.
