This is a private lender friend of mine and they can fund nationwide.  This money is available through February 2016 or until they change their minds.

It seems many of you don't know what transactional funding is, so here are some basic facts:
  • Transactional funding is short-term funding, also known as same-day funds or flash funding, frequently used to finance business transactions such as real estate short sales. These types of real estate transactions frequently involve a non-assignable contract held by the bank (REO). 
  • This type of financing provides you as a real estate investor with the funds to close your A to B transaction with the seller, with real money.  Then you can have a separate closing for the B to C side which cashes you out with your end buyer via a cash purchase or their bank financing.
  • When using transactional funding, there is NO credit check or income verification required.
  • This is completely legal.
    • Also referred to as:  flip funding, double close funding, bridge funding, back-to-back funding, simultaneous close funding
