insurance for beat-up rentals

Good afternoon fellow investors!

Anyone has an insurance provider for beat-up rentals? I have taken over a house that is in a pretty bad shape and the owner will be leasing it from me for a while.

I don't have any interest in fixing it up until after the former owner moves out (could be a long while).  I know that my State Farm agent doesn't want to insure this type of properties for me. 

Any suggestion where to turn for insurance?

Alex,
Did anyone have any insurance suggestions?  My rental in south San Antonio is in pretty good shape, IMO, but I just got cancelled by Farmers for ridiculous reasons (foam insulation showing under a sink was one of 2 issues) and no recourse to make repairs and reinstate.  

I freaking HATE insurance right now.

Cyndy,

Yes, there has been some. I called a few agents. Some don't have such programs. I'm waiting to hear from 2 others that are looking for a carrier who might do it. I'll provide an update when I get something workable.

But based on your description though you have a good property, and you might just need to change the insurer.
