I have been contacted by an insurance company that is providing Security Deposit Ins.
The tenant pays $10/month for 1000 worth of security deposit, for example.
The insurance company will pay the landlord up to the amount of the policy for damages
from the tenant.  Landlord can then advertise 0 Security Deposit.  Has anyone tried this
service or know someone who has?
Thanks,
Agnes

From my friends who own hundreds of units...."I'd rather be in control of the security deposit"   and....  "have you ever had a hard time getting money from an insurance company?"   I'm passing.

Any prospective tenant who doesn't have money for a security deposit, that's a red flag. Second, now the tenant has nothing to lose, since there is no deposit for them to try to get back from you in exchange for not damaging your property, giving proper notice, etc.
