Result Code -12, cannot debug

I am trying to install a software package (MX Road) silently. As it is
an installation using InstallShield I have created a response file and
I am calling setup.exe with the -s and -f1 switches.

Here's what happens: The install starts and files are copied to the
hard drive. Then, at some point all the installed files automatically
get deleted from the hard drive and the installer quits. The log file
shows the last line as "Register cmnshr.dll to C:\Winnt\System32". The
next line in the installation log file would have been "Register
CO2C40EN.DLL to C:\Winnt\System32" if the install completed.

I have had no problem whatsoever running the normal install with
interaction. I created the response file several times, making sure the
sequence of dialogs is the same. However, the silent installation will
never finish.
Setup.log shows me ResultCode -12 (dialogs out of order). I have seen
this problem in various other posts and checked the response file for
empty entries. The InstallShield version is 3.0. I tried debugging with
the -d option, but nothing happens. I do not have the InstallShield
software, so I cannot debug from the IDE. What can be done? Is a Silent
Installation unworkable for this application?
