Ladies and Gentlemen,
The main contention in Maharashtra is to the zoning changed from agricultural to residential.
The
earlier special township scheme had such a provision too, however, the
FSI in that scheme made the whole exercise not really viable. Now with
the new policy in force, the FSI has been increased.
What I have proposed is that we purchase land in the budget of 10 to 15
lacs per acre. A minimum of104 odd acres is required to allow us to go
in for special township scheme. In this we then get the land converted
as per the new notification sent to you earlier. Friends looking to
retain plots post the conversion can do so. This also allows NRI's and non agriculturalists to enter
into the project. The balance land can be subsequently developed and
sold at profit.
This suggestion to the best of my knowledge has the following benefits:
1. Tremendous increase in value post the change of zone.
2. People who are NRI's and not agriculturalists can join without any hassles.
3. We get to retain what we want and by selling the rest further
increase the value of our land and ensuring that a phased out
development also takes place. I for myself would also choose to build
for myself.
4. The targeted lands would be within an easy motorable
distance of Mumbai, Pune and Panvel. In addition being closer to rail heads
would be an additional advantage.
5. This serves are purpose of investment in land, construction of a
weekend home, ensures that the land is Non agricultural, permits
investment by NRI's and non agriculturalists, further ensures a proper
development, reduces the price of our lands as we would be developing
and selling what we do not need. In my opinion, its like eating your
cake and having it too.
