Property Tax is one of the main sources of revenue for the ULB. Residential and Non-residential (Commercial) properties, situated within the limits of ULB, are assessed for tax. Based on such assessments, taxes are levied on the property owners. The information regarding all the new constructions, existing construction and modifications to the property, if any, are be provided by the Town Planning Department for making necessary changes to tax assessment. The citizen has to register with the urban local body for taxation and assessments are made based on the physical dimensions of the property and other parameters to assess the taxes to the citizen.
The Revenue section of the ULB/Municipal body is responsible for administration of property taxation for that respective ULB. Property tax is assessed for each property located in the limits of the ULB based on the Annual Rental Value and the Taxation rate. The Annual Rental Value of a property is calculated based on parameters like Plinth area, zonal location of the property, Residential/Non-residential status, age of the property, type of construction and other parameters applicable to specific situations. The Town planning section of the ULB provides all the details of the property with reference to its physical status and modifications.
You can sign up to pay your property tax bill monthly through auto-payment. You will be paying your upcoming property taxes in advance of their due date. Once you enroll, your payments will start on the first day of the following month. For example, if you sign up in January, the first payment would be made on February 1.
To be eligible for monthly advance payments, you must be up to date with payments. Past due taxes will not be included in these payments. You must pay past due taxes separately.
If your property taxes are paid through your bank or mortgage servicer you are not eligible to sign up for monthly advance.
January and July bills will be prorated to account for any changes to your taxes as a result of the annual reassessment of your property value or changes to the tax rates. If you register in the middle of a billing cycle, the withdrawals for the first months will be prorated to reflect for the total amount owed that cycle.
Monthly Advance Payments must be made using auto pay and are withdrawn on the 1st of every month. Withdrawals will begin the month after you register. Registration takes 24 hours. You will receive a monthly electronic statement and get an email receipt when the withdrawal has been completed.
You can set up automatic payment of your property taxes from your bank account by allowing DOF to automatically withdraw the amounts due from your savings or checking account every property tax payment period.
When you pay online and your payment goes through, you'll get a payment receipt screen, and if you provided an email address you'll also get a confirmation email. Make sure to print both for your records as proof of payment.
If you are paying for a single property, you will no longer need to log in through NYCePay. Instead, when making your Fedwire or ACH payment, simply include the information below. If you are making a single payment for multiple properties, you must continue to log in through NYCePay to enter your payment information.
If you provide an email address or cell phone number you will get a receipt emailed or texted to you with a confirmation number. If you do not provide an email address or cell phone number you will get a receipt by mail in about 2 weeks.
Online payments for NYC property taxes, parking tickets, camera violations, business taxes, and related fees and fines should only be made through the Department of Finance website or apps. Although the City may contract with some vendors, DOF doesn't approve or authorize any external applications, services, or websites that make payments on your behalf.
The Municipality offers both electronic payment options as a way to provide additional choice and convenience to customers making payment on real property taxes (certain minimum and maximum payment amounts apply). To check if your mortgage company has requested your tax account information go to: View Account. It is the property owner's responsibility to ensure their mortgage company pays their taxes timely each year. Escrow contracts are between the property owner and the mortgage company.
On or about March 1st annually, a petition for judgment and decree of foreclosure and sale is filed with the Superior Court concerning real property parcels with unpaid delinquent taxes for the preceding year(s) (e.g. property with delinquent 2022 and prior years taxes will be foreclosed as early as the March 2023 statutory publication and noticing period). Foreclosed property may be redeemed during the one-year redemption period by paying the tax amount(s) along with penalty, interest, and costs due. Properties not redeemed prior to the expiration of redemption period are deeded to the Municipality. Deeded properties that are not repurchased beforehand may be taken by the Municipality for public purpose or sold at public auction. A new Ordinance was approved by the Anchorage Municipal Assembly August 8, 2017 that authorizes consideration of late payment waiver if specific conditions are met by a residential property owner with timely history of property tax payments.
The Municipal Administration & Urban Development department has allowed citizens to make changes if a wrong entry has been made in the online records of the property tax in the respective municipalities - urban local bodies concerned except in Greater Hyderabad Municipal Corporation (GHMC).

Important Note:
Legalisation of documents: The Ministry of External Affairs thereafter, legalises the documents on the basis of the signature of the designated signing authorities of the State Government/Union Territory/Chambers of Commerce. Hence it does not take responsibility of the contents of the documents.
Outsourcing of receipt and Delivery of Documents. As a result to outsourcing of receipt and delivery of documents for attestation/Apostille with effect from July 2012, no document is directly accepted from individuals at the Ministry of External Affairs Counter at CPV Division, Patiala House Annexe, New Delhi. The original document/true copy is to be submitted directly to any of the four outsourced service providers along with a photocopy of the document and a photocopy of the Passport of the applicant. It would be pertinent to point out that the Ministry does not legalize photocopies. Applicants are advised not to rely on unauthorised persons/touts for Apostille or Attestation services.
Decentralization of Attestation/ Apostille Services. W.e.f. January 01 2019, Attestation/Apostille services have been decentralized to Branch Secretariats/RPOs in 15 cities Ahemdabad, Bengaluru, Bhopal, Chennai, Chandigarh, Cochin, New Delhi, Guwahati,, Hyderabad, Kolkata, Lucknow, Mumbai, Panaji, Raipur and Thiruvanantapuram. The contact details of these RPOs and the collection centres of the four service providers in these 15 cities are as given above.NORKA ROOTS, a public sector company under the Department of Non-Resident Keralite Affairs, Government of Kerala is authorized to submit documents for Attestation/Apostille by RPO, Thiruvanantapuram .
Applicants are requested to approach their respective Branch Secretariats/RPOs as enumerated above through the four outsourced service providers for obtaining the requisite services of apostille/attestation as required.
If you have the legal right to inherit personal property, like money in a bank account or stocks, and the estate is worth $184,500 or less, you may not have to go to court to have the property transferred to you. You may be able to use a Small Estate Affidavit to have the property transferred to you. You give this Affidavit to the person, company, or financial institution (such as a bank) that has the property so that they can legally transfer it to your name.
If the person owned real property (like a building, land, or a house), you need to fill out and attach Inventory and Appraisal (form DE-160). You will need to get this form signed by a probate referee. Contact the probate department in the court to find out how to do this. If there is no real property, then you do not need this form.
