I have observed many "To-Let" posters withe phone numbers on road side walls. I just called one of them and asked about the rental houses.He said that he had many houses which are vacant for rents.He said he had single bedrooms,Double bed room and Triple Bed room flats information which are ready to lend for rents.I enquired how much he will charge for his services.I was stunned and wondered by listening the amount he uttered.He asked one month rent for providing these services.That means if we want to take a 2 Bed Room flat in prime areas which were of 8000 Rs per month rent,you have to give same amount to the broker/agent.Some brokers take 2 months,1 and half month,1 month and half months rental amount.

How do Agents Deal with Apartments:

These agents will have huge network in their local areas.They will have tie ups with watch mans of Apartments.When a flat was vacant they will provide this information to the agent/broker.Broker will pay some commission to these watch mans.If owner keeps a To let board to the gate.These watch mans removes that To let board to avoid people to know that there is vacant flat available in that Apartment.If some one comes and enquire about vacant flats they will give brokers phone number to contact.



How do Agents Deal with Individual Houses:

Here the agents/brokers will have an understanding with House owners.Agents assures immediate occupancy for their vacant hoses and getting good party(Tenant) who pays huge amount of monthly rent.Some greedy owners listens to these agents and don't even display a To let board in front of their vacant house.If we enquire about any vacant portion in their house they say that there is no vacant portions.Here Agents get some commission from owners apart from Tenants payments.Here Agents are getting more amount by taking amount both from owner and tenant.


How Brokers/Rental Agents coming into Picture:

We are the reason allowing these Brokers to come into picture.These days every one want every thing to happen instantly.Instant food,Instant Services,Instant Information we are expecting every thing to happen instantly,Without putting any effort,cant we spend some time at weekends to search our convenient house?.Many friends who are coming from many other metro places are depending on these rental agents.This made Brokers to come into picture.



How can we avoid agents/brokers while finding rental houses.

1)Best way is to search to search our convenient house at weekends.

2)Contact your friends and colleagues who are living in that particular area you are
planning to move.They may no some vacant houses/flats for rents.

3)Search for rental properties in real estate portals.



Note: Tenants are the final loosers who are being exploited by every one. We our self can bring the change,to avoid this Brokerage system. Lets make a pledge not to give Rental commissions to Agents/Brokers.Don't pay Brokerage and Don't encourage Brokerage.
