Dear Friends and Neighbors,

In case you did not see Councilman Cash's email last night, below is Vanderbilt's invitation to a virtual town hall tonight, May 26, at 6:00 p.m. regarding the proposed Innovation District. Please join virtually via MS Teams at the link in the invitation below. 

If there is an opportunity to ask questions or participate in chat, feel free to ask about any questions and concerns you may have. In addition to the many merits of the Innovation District development, which Vanderbilt will present, please know that the current plan still allows 10 stories (201 ft) directly across from 1.5-story bungalows along 31st Ave. and heights equal to the tallest buildings in Tennessee, including heights twice the size of Vanderbilt's Zeppos Tower on West End. 

Traffic may also be a concern, as the traffic study projects vehicle trips to double onsite, significantly impacting the surrounding area. Please know the current plan can still be amended to support the growth we need while respecting the scale and footprint of our existing neighborhood.

All- I hope you can join this virtual presentation Vanderbilt is holding tomorrow night to discuss Planning and NDOT’s conditions placed on the SP, and concessions made by Vanderbilt both of which stem from community discussions and your input. There are still many items to discuss before introduction at Council and I’ve been working with VU, HWEN, Planning, and Council staff to delineate those items of concern. We invite community members to join us for an update on the rezoning plan, including conditions placed on the project by the Metro Planning Department and the Nashville Department of Transportation (NDOT), as well as other concessions Vanderbilt made to further address neighborhood feedback.

Vanderbilt plans to transform underutilized land on the western side of campus into a dynamic, livable innovation neighborhood with an estimated 300% increase in green and public space, a projected 175% increase in the tree canopy, miles of new and improved sidewalks and bikeways and more.

Also worth noting that the SP includes traffic studies at each phase of the project, and brings the heights down considerably adjacent to the neighborhood when compared to what the base zoning allows. The base zoning allows 12 stories on 31st by right (they can make the entire thing STR if they like), and 475' tall buildings right behind those 12 story buildings. 

So if your primary concerns are traffic impacts and heights, I highly recommend joining the town hall or contacting the VU team directly to ask questions.
