Dear Col Sahay,

 

Once again i am just highlighting the issues raised by residence in the month of FEB 2016  has not been addressed or may have been ignored in between by AGC .

 

Appreciate if you please revert on these Miscellaneous points . 

 


2. CCTV Monitoring:

 

AGC confirmed that CCTV coverage is now available both at control room and main Gate. All the CCTV’s are functional except few which are under repair /maintenance. G4S staff (specialized for CCTV coverage monitoring) shall be installed by Maintenance Team

3. Identity Card to staff :

 

All supporting staff for the maintenance team (Club staffs,Garbage Collectors) shall wear identity card while they are inside the Homes 121 society premises. It was decided that Col Sahay is authorised to take up this issue and he would revert with a action plan.

4. Seepage :

 

AGC informed that from now on, all Seepage issues inside flats (after possession) shall be addressed and attended by Maintenance Team (Col Sahay) and residents need not contact Project Team (Mr. Satyaveer) for the same. AGC shall provide required resource (qualified men and materials) to Maintenance team for the same.

 

Seepage issue in basement parking area shall be Rectified by the project team (Mr. Satyaveer)

5. Stray Dogs inside Society Premises:

 

It was decided that, for the safety of residents (specially childrens), the stray dogs inside the society premises will be chased away (without harming them) outside society premises by the maintenance team.

Needless to say that the residents are getting impatient and apprehensive related to the agenda points mentioned in my last mail. A meeting with Mr. Gupta will help in getting realistic status / planned result oriented action plan by AGC(with timeframe).

In case the residents do not get clarification to the listed items, they will be left with no other option than to go for other means e.g. agitation / other similar means to get realistic response to their queries.

  1. Completion Certificate Status:

  1. As per previous communication from AGC, NGT issue was the reason behind delay. Now, with NGT issue resolved, what’s the reason for delay?

  2. Any Open Point from Noida Authority

  3. Any Open Point from builder AGC.

  4. Expected date for obtaining CC

2.      Electricity Bill :

  1. Detailed Electricity bill is not made available to each Flat / resident even after repeated requests from residents and repeated assurance from AGC.

  2. Time frame for the Bills showing detail break-up of each charge and service tax.

3.      Monthly Maintenance Charges :

  1. Monthly maintenance charges (Rs. 2.5 psf) is too high for the services provided (compared to similar societies in the vicinity). Break-up of maintenance charges to be shared with the residents. Audit results ( as promised earlier) to be shared with the residents.

  2. Usage of interest on huge corpus accumulated against IFMS and 2 years advance maintenance charges collected from each residents / flat. Audit results ( as promised earlier) to be shared with the residents.

 

Points for information to Mr. Vineet Gupta and action by maintenance / project team:

 

  1.  Security Strengthening:

    1. Entry of cars without stickers.

    2. Staffs (Garbage collectors, Club staffs etc.) without I-card in the premises.

    3. Functional CCTV – monitoring and back-up.

 

  1. House Keeping & Horticulture:

    1. Stray Dogs roaming inside society

    2. Green belt converted to brown belt.

    3. Cleanliness / water leakage in basement.

    Miscellaneous:

    1. Intercom connection missing in many flats.

    2. Many allotted parking too close bedrooms of Ground floor flats.

    3. Any other issue by residents.

It was informed by Mr. Gupta that the CC was delayed due to formal closure of 3 months old RTI filed by one of the resident. Now, the RTI is closed and there is no open point either from Noida Authority or builder (AGC) for obtaining CC for the project.  It was decided that a meeting between Mr. Gupta and residents will be held at Homes 121 ( to be arranged by Col Sahay in the coming weekend) for latest update on CC status and other important points bothering the residents.

Also, during the telecon, Mr. Sahay was authorized by Mr. Gupta to address the long lingering issue of Electricity Bill ( in coordination with Genus).

Col Sahay, with this mail, I as a resident of Homes121 and a participant of last telecon with Mr. Gupta, request you to arrange meeting with Mr. Gupta and inform the venue and time.

Additionally, please summarize the long pending issues (refer last mail from a co-resident, Mr. Murty in this regard) to Mr. Gupta. Though, Mr. Gupta is fully aware of the issue, prior summary will help him in preparation for the meeting.

Looking forward to fruitful meeting between residents and Mr. Gupta this weekend.
