Many of you are long overdue to perform important service work on your mechanical systems, which may have never been done since your unit was first constructed.  These minor maintenance items can save you big bucks later and are good for condo community safety.

 

Recommended service items:

 

-           check age of water heater and compare to listed warranty.  The water heaters are generally good for 5 years, and some come with longer extended warranties.If you are overdue then you should change immediately.  Obsolete water heaters can burst and flood the surrounding units. If you change your water heater, remember to label the new one in permanent marker to note the installation date.

 

-          clean out all lint from dryer ducts.  Also open the back of the dryer and extract the impacted lint from within the actual guts of the dryer. Dryer lint can start a fire.  After the cleaning you will find that your dryers work faster and quieter.

 

-          if your washing machine still has rubber hoses, then they should be upgraded to stainless steel, burst proof hoses so you can avoid accidental flooding of your unit and others.  This is likely come up as a requirement in future building insurance inspections.  Additionally, some inspectors prefer to see a large water collection tray under these appliances.

 

-          Noisy AC unit in need of lubrication are a neighborly nuisance, especially to those who shun AC and prefer natural ventilation.  Your AC compressor may be located remotely from your unit and directly adjacent to an impacted neighbor.  Remind your contractor to label your unit in bold permanent marker for easy future identification.

 

-          Change your HVAC filters to enhance furnace efficiency and clean your interior air.
