Historic Preservation neighbors, 

This is NOT YET a fact but wanted you all to be aware.

I was told the buyer/contractor might seek permission to tear down 718 Fatherland St with the Historic Commission.  

I totally expected this tear down request, when these buyers grossly overpaid for this property.  We've seen it over and over again, "poor me, we can't make the numbers work from our calculated purchase, to then cry, must tear down!"  

We need to get ahead of this one or a tall skinny might be on the way, while another historic home gets torn down in the name of profit/loss.  Our historic properties are not for sale due to calculated wish to tear down,  

Time will tell if this happens.

Not super surprised, many folks in the neighborhood will obviously fight this if they apply, they can't exactly claim they bought without realizing either the condition it was in or the historic status.

I went by, saw the contractor (or new owner?) truck there, to say hello and check out the plan.  

It’s originally a U-shaped residence, facing the side street (8th) like mine is (facing 9th).  This 1800’s design is rare to find intact (as mine); typically, over the years the center courtyard porch even entire courtyard was filled in to make the home more live-able as a single family residence with indoor bathrooms, once there was electricity to light interior rooms :-)

Trust me it’s hard to find a place to put a bathroom if you don’t.  

We sometimes forget the oldest homes here had outhouses and cook houses in the back yard!  You may be want historic integrity as I do, but can’t just restore the original bath: it was outdoors.  Mine was brought inside as everyone who came to Ray’s moving sale knows, but barely inside!!  The toilet blocks the back door!! ;-)

It doesn’t appear that 718 was built originally, or converted later, to multi-family corner housing, as mine was (my four exterior doors facing 9th St for the fourplex).

In any case, there’s been no demo to the exterior as of yesterday, just a few sections of (likely asbestos) siding removed to get a peek at the original wood siding beneath it—and it doesn’t look bad!!  Definitely appears a valid restoration project, but very run down, I’d bet the interior needs gutting.

I don’t know but I believe if the filled-in center/horseshoe was done decades ago, MHZC does not require restoration back to the original horseshoe shape.  I know of two other original U-shaped homes within a block of me where the center space was filled, the twin gables facing East were connected, basically enclosing a former courtyard/porch.  Major, beautiful renovations done with permits.

In any case, nothing unusual going on yet!  

Glad to see no unpermitted demolition.  I’ll hope for the best, for the new owner to “hold the corner,” as the architectural expression goes.

The previous owner lived there for over 70 years! I was amazed that even the original window sashes were not rotted. There is much beautiful exterior trim on that house

Can someone, or HEN, file with MHZC that activities are occurring that appear to require approval/permit??

To get ahead of this?

 

MHZC Commissioners were extremely clear in the hearing on 949 Russell that promising an investor a certain profit margin was not the purpose of the “financial hardship” exemption.

MHZ sent codes to inspect. They have an interior demo permit and an asbestos removal permit.
Bob says the owner is from Sylvan Park, not a bg company.
The guy demoing the place will have his name.
