Holleman.
I think this proposal will have a tremendously negative
impact not only on this site, but sets a precedent that will have negative
consequences for years. It will destroy a historic structure, create
a dense development inconsistent with the surrounding homes, increased traffic
and parking issues along 46th and Utah.
I would urge you to oppose this proposal and express
your concerns to Councilman Holleman.

Subject: Opposed to rezoning at 46th & Utah
Jason,
I would like to express my opposition to the
proposed rezoning request for the market at 46th and Utah.
The neighborhood has consistently opposed any commercial
expansion along 46th Ave. and Murphy Road. The zoning already allows
for sufficient development of services for the neighborhood. Any
increased zoning will simply put more pressure on the neighborhood from traffic
and parking. That then makes those residential properties near the
expanded commercial sites less desirable for purchase by homeowners.
It becomes a slow domino effect.
During the last two subarea reviews, the Sylvan Park
community expressed strongly that they didn't want to see increased commercial
zoning at this location. So I believe this request is inconsistent
with the sub-area plan.
It also appears that the property owners plan on tearing
down the current historic structure on the lot. The
neighborhood used Community Development Block grant funds to help restore
this structure in the late 80s, early 90s. This request would
set a precedent that other property owners would try to follow.
As our Council representative, I would ask that you
oppose this request.
