Sub  : Earnest Appeal.

Sir,

This has reference to the voluminous correspondence taken place
between the Secretary of your Society and our Office in recent times.
Whatsoever big or small problems can be solved through personal
dialogue in two minutes.  Your representative seems to be reluctant to
have personal meeting which has resulted in unnecessary correspondence
and also generating hard feeling.  In the interest of all the members
of Hill Crest, we earnestly appeal the Managing Committee Members to
please come over this week end or even next week to sort out all the
issues pertaining to Conveyance.  When we all have honest and clear
intentions, the issues can be resolved in no time in personal meeting.

From our side, we are eager to complete the conveyance at the earliest.

Dear Sir, (Kind Attn : Mr.Mohan M.Deshmukh)

Thanks for writing to us. Is is my duty to represent the views of Hill Crest members as well as Hill Crest Management Committee. Whatever mail which I am writing is first being discussed with Committee members later send to you. So there is no question of reluctance in my approach to come to your office for discussion about Conveyance as we have attempted twice and you came once which did not fetch any result. Moreover we are all working people and cannot afford to take leave as per your wish for completing Conveyance. 

Please keep in mind that because of these serial mails, we could discuss and sort out so many facts pertaining to legal draft of Conveyance Deed and NOC draft to Thane TMC. 

Also recollect, how many correspondence which you might have received after your letter to Chairman/Secretary over the past so many years about Conveyance Deed. Unless there is no communication between two parties we cannot take discrete decision. 
 
Well. As per my telephone to your office today afternoon, we committee members will come to your office at around 12.30 pm to have a final discussion on Conveyance. 

Secondly, go through the attached image file of TMC sanctioned plan which you have obtained from TMC on 01/04/1999 before formation of Hill Crest Society, it is clearly mentioined that the FSI balance of 210.70sq

Secondly, go through the attached image file of TMC sanctioned plan which you have obtained from TMC on 01/04/1999 before formation of Hill Crest Society, it is clearly mentioned that the FSI balance of 210.70 sq. ft is exclusively built up area and not carpet area. Hence whatever flat which you have sold to 2 BHK is 820 sq.ft. which includes 25% loading while selling the flat. Otherwise, you have to prove that 9587 sq. mt carpet area where you have constructed. In addition, Our society had lost 1982.25 sq. mt area in Road widening. Hence, we will restrict ourselves to allow only 2 BHK flats above 5 floor in B.No.6 and nothing more than that. 

Regarding Registrar office amount the Society will bear only 50% of the amount for the unregistered power of attorney during Registration of Conveyance. 

We will meet you on Saturday 24/2/2018 at 12.30 pm.
