Madam,

Thanks for writing to us and please kindly go through the reply for your following queries raised against Structural Auditing of Hill Crest Society, Thane.

Query No. 1) Please give the information since when Hill Crest Society has started the structural audit and how many flats and buildings are audited till date.

Ans. : The Structural Auditing of Hill Crest Society was started on 6th March 2019 with prior intimation on all Notice Boards, Whatsapp Group (Notices and Complaints) and Individual Whatsapp Broadcast Group and email and SMS through Commonfloor on 5th/6th of March 2019. All the members have been informed in advance about the Structural Audit as it was decided in 18th AGM held on 2nd September 2018.

Almost 95% of the flats have been done Structural Audit including overall Building till 17/03/2019.

Query No. 2) Society has not mentioned the name of the firm appointed for structural Audit.

Ans. Hill Crest Society had received three quotations for Structural Audit and the Work Order was awarded to to the following person for Structural Audit.

Query No. 3) If any work order/Appointment letter is given to the auditing firm, if yes , requested to furnish.

Query No. 5) The reason for the structural audit if you can provide.

Ans. It is to be done as per Bye-Law.77 of Maharashtra Co-operative Housing Society. Please go through the Bye-Law for your information.

77. The Society shall cause the STRUCTURAL AUDIT of the building of the society as follows:
(1) For the building ageing 15 to 30 years...................once in 5 years.
(2) For the building ageing above 30 years................once in 3 years.
Such STRUCTURAL AUDIT shall be conducted by the Engineers from the panel of Municipal
Corporations in case of the societies which are in the limits of Municipal Corporations. In case of
other societies such structural audit shall be carried out by the Govt. Approved Engineer.

Query No. 6) The notice from you is too short; please keep this after two weeks other than Sunday and Holidays.

Ans. Please note that as already mentioned in point no. 1, all the members are informed very often through whatsapp group, email, SMS from Commonfloor and Notices on all Notice board on 5th of 6th March 2019. Please refer to the mail given from hillcres...@gmail.com to your email address dated 6th March 2019.

The members staying in abroad like US, UAE etc and rest part of the Mumbai like Bandra, Ghatkopar, Dadar etc., Navi Mumbai, Nagpur, Nashik from Maharashtra, Bangalore, Delhi all had co-operated with Hill Crest Society Management Committee during this Audit.

As 95% of the members have given support during this Audit, it may not be necessary to access the flats which were locked and structural auditing could not be done for some reasons.

Only few flats are left, in case if you are willing to co-operate and like wise other 5% of members are coming together we can arrange for the final one day inspection of structural audit.

Once again thanks for writing to us, please kindly note that the current Management Committee is trying to put maximum efforts for the benefit of the members residing in Hill Crest Society since its inception in January 2017.

Major achievement by the current Management Committee is :

(i)  Conveyance Deed on 29th May 2019 with Mr.Mohan M.Deshmukh.

(ii) Installation of Solar panels in Hill Crest Society which saved almost Rs.5.15 lakhs towards electricity bill since last April 2018.

(iii) Applied of 7/12 in Talati office

(iv) Greeneries in and around Hill Crest Society

(v) Housekeeping of society (Cleanliness next Godliness). All six building are being broomed and mopped everyday.

lot many works which the Management Committee had planned for the future days to come.
