This development has the potential to increase the crime risk profile of the surrounding area as has been the case in the vicinity of the precinct on the corner of Nooiensfontein Road and Highbury Road. the parking lot will become a hangout for undesirables. No amount of security intervention will be able prevent opportunistic crim that will take place by persons from outside the area in an area further than the reach of the security detail envisaged by the developer.
The development is typical of apartheid spacial planning methodology with business erected on small erven opposite residential property. This is not found in previously white areas. For business not to directly or indirectly impact residents the buildings need to set back from the building line with adequate screen and buffer area to mitigate the disturbance that business premises, shops generate - noise , security concerns , pollution ect.
