Hi Mahesh and All,

Can we have some time allocated for a meet every week at Heritage 10 office. This is useful to address any problem or improvements. For preferred time slot voting can be there and best time slot can be chosen..

For minor work items, if everybody is busy, can we take email communication as a way to communicate and come for a decision.

There are pending items which are listed down.

1) Lift backup
2) Optimizing water and power usage
3) Grill height
4) Cauvery water connection
5) Association registration
6) Internet support by FION

Extending this mail thread on registration of society:
The person who came for apartment registration has quoted 22k, I got in touch in with other person yesterday and his quote was 15k, previous guy was delaying his visit to pick the documents.

Also as there is Rs 7k difference, have mentioned to Sargunam uncle to take a call or discuss with Mahesh to decide. I can send our documents to anyone based on decision taken..

Last, someone wrote on notice board to put details of expenditure in detail..as we discussed in last meet it is owner's responsibility to explain to his tenant.

Dear Chandra Shekar,

I agree with your suggestion and we must spend some time on Saturday/Sunday to maintain the pace on the pending activities.

For minor works anyways I keep everyone informed on the details of the work and likely expenses. Then based on suggestions or queries we proceed with the work.

Thanks & Regards,

Mahesh I (Secretary H10A)

Hello Janardhanan Sir,

Ok, I intended to address Mahesh in my last mail. Reason being your name in first is due to copying of email id's mistake from my side. Gmail now a days trying to be smarter, but for me this email client simplicity is lost became messy. I will take care of the email order from next time.

Dear Mr.Chandra  Shekar,

This refers to your msg.  addressed to me in my  ID, but addressing it to Mr.Mahesh and All.  Please do not do like that.  If you are addressing a msg. by ID, address that msg. to him only, but copy to all. If you need attention from Mr.Mahesh, please address that msg. to him by his ID and copy to all of us.

We cannot have every week an executive meeting to be held at HERITAGE-X, it can be conducted once in a month, or at the most bi-monthly, unless it is mandatory/urgently required in between.

As discussed in the last meeting, we can have a Managing Committee meeting,  (any time as convenient to majority of the Committee members) and discuss the points indicated by you in your msg.  Draft a msg./letter to all the residents for a General Body meeting.  We have to calculate the probable estimate for each project and come to a conclusion the total expenses and then decide how much we have to collect from each flat owner.  These details need not be circulated to the flat owners in the circular for the general body meeting.  The agenda of the general Body meeting can be circulated, but these can be discussed in the General Body Meeting and decided upon.  Once the General Body Meeting decides on the issues discussed, we should send a circular to all the flat owners of the outcome of the general body decision.

Mr.Mahesh & Mr.Tarun  to take a call on the Executive Meeting to be called.

Reg. any member writing on the notice board asking for the expenditure, if he/she writes with his address, any one including the President/Gen.Secretary/Joint Secretary or any Committee Member can inform him that he/she can ask his owner to checkup on this from the Managing Committee of the Association, we would provide those details to him,  not to write on the notice board.  The tenants have no right to ask any expenditure details or write any anything they think in the notice board, to be politely advised to him/her, we are bound by the flat owners, not to the Tenants..

Registration of Society, even this also to be debated in the Committee Meeting, as it is a policy decision.  Any work allocated to any member (like you), can be brought to the notice of the General Secretary/Joint Secretary and they should be presenting the details to the meeting, discuss and approve it, then only the expenditure to be incurred, may 15K, 22K or anything, as this is a major financial matter involved.  Like the tenant asked, any owner of the flat can ask this question, whether this was approved by the Association Managing Committee.  It is the collective responsibility/accountability of the Association on all this kind of work.  No one even in the Managing Committee member should not say I do not know, we have not approved it.

Mr.Chandra Shekar, I think we should work collectively and systematically in a disciplined way step by step, otherwise, it would be a mess later on and the Association would not work.   I appreciate your zeal  of extending support and keep it up, but let the responsible people in their position the association act.

With regards,

K.Janardanan

Hello Sir,

Welcome.

Below is to share information with everyone in email loop:

Few things to note on observations done in last one year. Let me put here what is seen.

We Heritage 10 owners meet very rarely to understand what is happening in Apartment functioning. Most of things are loaded onto Sargunam uncle. He is kind of one man army, being with age and Vice President of Heritage he has taken more than what he can do. And everyone acknowledges and respect him for that. But we should not continue to burden for everything, should give him some breather with respect to monitoring/follow up which he is doing.

And we know everyone is busy with their own deadlines/commitments. Sometime we did not even had forum to express the needed things in apartment. Every time we get to know that "we will discuss in meeting". we were not sure where the meeting happens and who attends the meeting. This am saying after being in this apartment for last one year. If owners themselves were not aware of how things are executed, how one can answer tenant and what information one can share with tenant.

Because of getting email ids and due to recent owners gathering in new office for addressing water problem has given us this platform to share information.

We feel that there should be a meet once in a week/fortnight or have some kind of communication channel to interact with each other and take decision on things.

Hello Sir,

My whole purpose to bring things in front to make pending things to get into completion state.

We acknowledge the work of everyone to bring heritage 10 into current state.
And there are pending things which we need to address. Listed below, there may be few more,

1) Lift backup
2) Optimizing water and power usage
3) Grill height
4) Cauvery water connection
5) Association registration
6) Internet support by FION

We can have charter for above items, Sargunam/Mahesh and you can make meet schedule(week day or weekend) to discuss and timeline to get this things to a shape and we can stick to them. My previous mail about "Meet" is for this purpose only.

All we want is to maintain Heritage 10 a better place to live.
