Sorry that I did not get back to you about the septic system question, but this will not change the value estimate. I have corrected that report.
The power supply may be a bit complicated. There would be an impact on value if power was not available, but I assume that you could connect to power if you wanted to for a relatively small cost vs having no way to get power cost effectively. The value of having the ability to access power from the neighboring property would be difficult to measure. Some factors to consider are whether you have a perpetual right to access the power or if it is negotiated on a short-term basis, if there a cost to access the power beyond the power company rate, and what it would cost to have power connected to the home.
