Hi all -
Here are the application materials for another family who would like to come and see my house and learn more about Headwaters. There is another couple who will be sending me similar materials, probably tomorrow. From now on, everyone who comes to visit (through me) will need to go through these steps - proving that they are financially able to make the purchase and answering the questions on the application form.
It seems that weekends are probably the best time, so they can meet all of you. So it's likely these two applicants will want to come this coming weekend. Monique has been graciously agreeing to show them around, but the burden should not fall on her alone (unless she wants to do it). I'm willing to compensate whoever does it, at least a small token of appreciation, some pay for the hours worked. It makes no sense for me to do it - they don't need to meet me. It is very, very sad for me to be there now, so I will hire someone else if necessary.
Since it's been over three months since we sent you notice and we have not heard anything from any of you about whether you are working together to purchase either my house or my shares in the corporation, I have to start to assume that you are not going to buy anything. If that's true, then meeting people who do want to do it is the next step. If we can find someone you all like by the April deadline, great. Makes it easier for everyone.
If you are going to work together to buy it, please figure out who is going to keep me in regular communication about what's going on. The long silence has to stop.
Mollie and family seem more interested in building on home site #3. Daiki wants the shared ownership issues worked out. One idea I had was that one possibility is for someone to buy all my shares and my house and take on the same role I had - transferring the mortgage to the new person and when it's paid off, everyone will own the corporation together. That is one way to do it... it would be the same as it is now, only with a different person in my role.

Here are our answers to the application questions:
1) We are looking to participate in a community lifestyle that is supportive to our family's overall wellbeing. This includes being connected to our food source and living with a restorative mindset towards nature and the land, as well as sharing our lives with other families.
2) We have a vision of growing our family in a community setting while living close to the land and the food we consume. We both recognize the need for a village when raising children and prioritize this in our vision. We have lived with another family in San Antonio and have experience with communication and conflict resolution. Justin has worked with a non-profit called Roots of Change. This organization focused on permaculture gardening design and education in our community. Justin has experience with garden system design including aquaponic growing and permaculture gardening.
3) We imagine helping out with gardening and food production as well as property maintenance. Justin has woodworking and mechanical repair experience. A regular shared meal would be desired. We are excited about the setup of having our own home with privacy when needed but enjoy the idea of members being part of our extended family if desired.
4) We own our home in San Antonio outright with an estimated value of $250k. The house is currently used as rental income for our family, which brings in about $2k/mo. We have a cash reserve of $60k and the only debt we currently have is Rachel's student loans. The loan amount is $130k. Rachel is a nurse-midwife and operates a holistic women's health business, which has been 100% online with the exception of a couple trips to San Antonio since our move to Vermont. She may open up a physical space again to do in-person women's healthcare locally, possibly at Headwaters if it was a good fit! Justin works with Cypress Woodworks as a carpenter building homes. Our household income is about $80k annually.
