Hello, my name is Rudy. I am interested in buying some land in Hawaiian ares, and placing a small home, for maybe two people. Can you give me any feedback about how to be in compliance with local regulations, as I would not like to do anything that is not acceptable.

Do homes require architects, and the whole enchilada, or can a person simply have a nice cabin built there, without fears or anxieties?

Any suggestions?

Thank you.

Aloha everybody. I thought that this topic may be better discussed as a group.

This is the website that covers the specifics: http://www.hawaiicounty.gov/public-works-building

You'll find it an expensive and painful process getting a house built here.

This might be a lower cost option: http://www.yurtsofhawaii.com (the owner is an ex-resident of HA, I'm not recommending or otherwise).

Hope this help!

Like all counties in the United States homes are required to follow
local zoning laws and building permit requirements. Whether or not
you use pre-approved plans, get a kit home, hire an architect, build a
yurt or whatever, you must have an approved septic system to deal with
human waste.

I think cesspools are still approved for single family residences on a sufficiently large lot, as in HA.

The Community Centre had to convert from cesspool to septic tank, but that was because of occupancy levels.

I think it may be only one per lot. We have a septic system but
another building may require another septic system. If more than 25
people use a cesspool a day it becomes the outlawed gang cesspool.
