Dear Leaseholders & Tenants,

We would like to bring three important matters to your attention; a physical copy has been delivered to individual flats.

Firstly, we have been made aware of a recent increase in parcel thefts within the building. We are actively monitoring the situation through the onsite CCTV, and kindly ask that you please report any missing parcels to Debbie Ranger, JCF Property Management, immediately and include the date and time they went missing. This will help us identify any patterns and take appropriate actions.

Secondly, during a recent site visit, we observed that personal items, such as footwear, boxes, and rubbish are being stored in the communal areas outside flat front doors. We kindly request that all such belongings be kept within your own demised premises, as these items can pose a trip hazard in emergency situations and may increase fire risks. Fire regulations are continuously reviewed, and the London Fire Brigade conducts unannounced inspections, making it essential that all residents contribute to the safety and compliance of Hansler Court.

Lastly, we have noticed numerous discarded rubbish on the front lawn such as crushed Red Bull cans, soft drink cans, vape boxes, and berry boxes. Notably, the rubbish is concentrated in a specific area near the car park with hedge coverage and consists of similar items, with no similar waste found elsewhere. This type of rubbish has collated in this area on three occasions and costs have been incurred by owners and landlords to clean it up. Given the pattern, there is a likelihood that the waste is being left by someone within Hansler Court or thrown from their window / balcony. If this the case, we kindly remind all residents to dispose of their waste responsibly and to use the designated bins provided. The first person that is able to provide evidence to JCF Property Management that in the opinion of Hansler Court Management Company Limited proves who is leaving this rubbish, will have a sum of £250 awarded to them. If the perpetrator is a resident of Hansler Court, a claim will be issued in the County Court against them or their landlord for damages, an injunction and legal costs (without favour). Given the ongoing costs being incurred to clean up this rubbish (which falls on owners and landlords, which may eventually pass onto tenants in rent increases) and the legal obligation on Hansler Court Management Company Limited to maintain a clean area, this measure is being taken to address the issue in a cost proportionate manner and recover costs already incurred.

Keeping our shared spaces clean is a collective effort, and we appreciate your cooperation in keeping Hansler Court secure, clean, and safe for everyone.
