Are these what we are considered responsible for? Or did she just note all the problems? Because the vast majority of these have been complaints we've made in the past, or noted during our original walk through.

All of the issues. She also said to note that these are only the bad things, not the good. She committed (again) to sending us what they're considering pre-existing and letting us know if we have to take down the satellite dish or if we can leave it up. 

The feces are from the homeless guy, along with his beer bottles and such. She could have been more clear, but those are exterior stairs. She was quite upset that we didn't clean that up ourselves (apparently).

What was the problem with the gate? How can something possibly have happened to it since they installed it?

And the satellite dish was there before we moved in, ergo I don't consider it our responsibility to remove it.

Should she require proof, here is a photo I took of the house on May 31, prior to the beginning of our lease, showing the dish.

She noted that the old one was sitting there, not our fault. And I gave her that same line about the satellite dish and she said she wasn't sure if the new renters (let's be honest, they haven't rented it because it's a shithole) would want it there or not. 

Also - did anyone give approval for the contractor to start working in the basement? She claimed that we did but we don't have record of it.

No permission was asked, they simply informed us.

They called Bear, who said he would defer to someone still living there. If I had to guess, she probably misunderstood his answer if she didn't call either of you.

He did. She said the person she talked to said it was OK. Blatant lie. 

It won't be an issue unless they try to charge us for the mess the contractor created (includes trash in the back and front yards as well as the basement). 

Basically there's nothing we can do for the next 45 days, but we should be prepared to fight them on anything other than hiring a maid and stupid shit like lightbulbs.

I'm really curious as to how the garbage disposals (both of which worked on Saturday) are now broken.
