What's everyone's availability then? I plan to be there and can speak to what went on in lower house. Can anyone from upper house make it?
 
If you can't make it, either get your keys to someone who can or drop them off at her office on T Street by Saturday.

Thank you for the reminder. Just so you're aware, there is still one person living in the house through the rest of this week.

Do you have any update on how we are to handle the pre-existing damages in the house or a list of what damage you are considering pre-existing? We rented a steam cleaner for the house this weekend and while the upstairs is in pretty good shape, much like when the previous tenants moved out, multiple passes with a steam cleaner were not able to remove the stains in the carpet on the ground floor. Could you find out which room(s) the carpet will be replaced in per the receipt Joe sent last week? That work was never accomplished while we were living in the house, so we assume it will be done upon the conclusion of our lease. There are several additional areas that will be cleaned in the coming days.

Additionally, due to the ongoing construction going in the basement, we were not able to do any cleaning on that floor. The contractors have made quite the mess down there, with grout and putty from the tiling all over the bathroom and kitchen. Please advise how we are to handle that mess? We assume they will clean up after themselves when the work is completed, but do not know when they are scheduled to finish, which could be after the expiration of our lease. You should also be aware that they unplugged the downstairs refrigerator and did not let it air out while defrosting, creating a risk for mold.

Finally, has the final walk through been scheduled yet and how would you like us to handle returning the keys?

Hi Nicola,

First, to answer your question about utilities, the electricity bill typically averaged $200-250 in the Summer (with limited air conditioner use) and $300-350 during the winter. I believe you have access to the water bills, but they typically averaged around $140-160 per month. The gas bill was typically around $40 per month when the heat was off and $120 per month when the heat was on. We confirm that the utility accounts will be cancelled on the date you specified.

Thank you for sending us the move out letter and expectations. This email serves as notification that the house will be ready for inspection any time beginning June 1st. Additionally, we would like to be present during the inspection, so could you please tell us when that will be so that we can schedule around it? We can return the keys to you at that time or before, just let us know so that we can act accordingly.

We are a little concerned about the list of expectations you sent. As Joe mentioned earlier, we notified you of permanent stains in the carpet throughout the house as well as a host of other issues during our initial walkthrough on May 31, 2013 and in a follow-up email on June 20, 2013 when a workman was coming to the house. The majority of those issues, including the carpet that was to be replaced per the charges against the previous tenant's security deposit, were never resolved. Are those issues noted in our file? Could you provide us with a list of what you consider to be pre-existing damage so that we are on the same page?

We will be cleaning the house ourselves between now and May 31st when our lease ends, which will include a carpet cleaner. We will provide a reciept for that rental if necessary, however due to the permanent stains that were present when we moved in, you should be aware that there are sections of the carpet that will not be clean. Additionally, while some repainting was done in the bathrooms, the walls and ceilings were never repainted to cover stains left by the previous tenants. It is our position that we should not be responsible for repairing damages present at our initial walkthrough that were never remedied during the course of our lease. We will of course make a good faith effort to clean the house, but please advise how we are to handle the pre-existing damages.

Finally, there are a number of issues, mostly related to the leaks and flooding, that we reported to you during our lease and were never resolved. Chief among them is the mold in the downstairs cabinets on the western wall, however there are also cracks in the ceiling on the main floor due to the leaks upstairs. How should these issues be handled?

Carpets are to be vacuumed and steam cleaned. We do not mean for you to interpret this “as clean as I found it.” Our position is that it was perfectly clean when you moved in unless you sent us a letter stating otherwise, which would be in your file.
  2. Do not leave any discarded items such as furniture, food, or other personal property in your apartment, storage area, or garbage. A charge will be assessed to remove any such items once you vacate.
  3. Turn in all keys to our office located at 1804 T Street NW, or pre-arrange with us to leave them somewhere else. If no keys are turned in, you will be charged for a change of locks.
  4. Please remember moving is a time consuming job, so make sure you prepare well in advance for this busy time.
  5. Please call us a day or so prior to turning off utilities so that we can call on the same day.

Hi Nicola,

We will clean the carpets to the standard established in clause 25 A of our lease.  However, The previous occupants had them steam cleaned initially, and then during our walkthrough when we noted there were still stains on all the carpets and walls throughout the main floor, the previous occupants had the carpets steam cleaned a second time.  The stains did not come out after the second cleaning, and we informed you of the lingering stains on June 20, 2013.  We never received a response to that email about remaining damage caused by the previous occupants to the carpet on June 20.
