Hamptons 2014 - We Found a House!

Hi all,
We’re heading to Montauk! We found a house blocks from the beach and bars at 46 Cleveland Drive. Check out the attached pics of the living room, bedrooms, and ocean view!
We have told Yorgos, our broker, that we would like to sign the lease. To do so, we need to give 1/3 of the rent by this Friday, 1/17. More pricing details are below. But first, here is what the new house has to offer:
- 4 bedrooms, 2 baths
- Ocean views from a huge upstairs deck/balcony
- Balcony with a grill and large table (perfect for beer pong or flip cup)
- Grass backyard on the “basement” level. Room enough to throw a football
- Living room with a large, and comfy, couch and recliner (It’s all yours Tom)
- Full basement with outdoor access
- 2 blocks from the beach
- 7 minute drive to Ruschmeyers, the Tuna, and Cyril’s! Less than 10 min and a $5 cab between you and a BBC
- Almost 8 miles from Stuart! Even his hearing isn’t that good
- And isolated from the neighbors
The market in Montauk is competitive but we were able to negotiate an almost 10% reduction in the lease. Thanks to this, we are keeping pricing the same as last year, breakdown as follows:
Full share (15 weekends): $4,000
Half share (8 weekends): $2,200
Quarter share (4 weekends, with one holiday weekend): $1,100
These costs include security and utilities. As with last year, we will be paying in three installments (Jan. 17, March 15, and May 15). Depending on your share, you will need to pay the below for each installment:
Full share: $1,350, $1,350, $1,300
Half share (8 weekends): $750, $750, $700
Quarter share (4 weekends, with one holiday weekend): $375, $375, $350
Please let us know as soon as possible which level share you are planning on. And pass the word! This year’s house is slightly more expensive, and in order to keep costs low for everyone, we will need to bring in a few new people.
