This is for those of you who own land in Travis County that is partially your homestead and partially under an agricultural valuation (1-D-1). In the past you received two separate appraisal notices from TCAD - - one for the homestead (typically one acre) and another for the remainder of the land.
TCAD is moving to a new system that merges the two appraisal notices into a single appraisal.
If you got a merged appraisal notice in 2024, please carefully check the proposed 2024 Net Appraised Value to make sure that it is not significantly more than 10% greater than the previous year’s Net Appraised Value. Also, if you have an over-65 exemption, make sure the Freeze Ceiling is no greater than what it was on last year’s appraisal.
As I understand it, the Proposed 2024 Net Appraised Value should be no greater than 110% of the 2023 Net Appraised Value plus the 2024 Productivity Value of Ag/Timber Land (all of which is listed on the back of the appraisal notice).
If there is a problem, you will need to contact TCAD customer support. The usual protest route is only for issues relating to Market Value, not the Net Appraised Value Calculation or Freeze Ceiling.
