Hi all,

Aircon is leaking. Have a pail underneath it now. Please do not remove until it gets fixed.

Anyone willing to clear out the water collector or shall I call the
repair guys? Each visit is $45.

suggest the repair guys ... some of the aircons are not cold, i don't know if it's because the remotes are set to 27° or because the refrigerant needs refilling.

Please identify which units are not cold. Will test on lowest setting
tomorrow afternoon then call repair people.

the ones in the zone and the main room are not behaving as well as they should, i think.

The A/C units were serviced about 5 months ago: http://hackerspacesg.pbworks.com/Plenum%2020100622 , they shouldn't be leaking already. Do we know what the correct maintenance interval is for these units? Perhaps it's three months rather than six?

I note that the minuted decision was "Juanita: go ahead with servicing air-conditioning units without plumbing access", but I'm not clear on what the "without plumbing" qualifier means. Does anyone recall?

Did the technicians confirm that that all was well / mention a need to re-gas?

They were all fully serviced last week. I think it involved plumbing
access as well - the FCUs were taken off their mountings, cut from the
piping and "chemically washed".

The leaky one leaks because of condensation. It will still leak from
condensation on a wet day.

They're all nice and cold now. Colder if you stand under the leaky one on
a wet day.

My understanding from having cleaned up leaky Aircons before was that it is a clogged drain which isnresponsible. The solution more often then not is to flush the pipes under pressure to dislodge dirt. Specifically the black dust responsible for those evil looking dust bunnies.

Yeah my room aircon recently had to operate at 20deg to achieve desired coolness and even leaked occasionally.

I poured steaming hot water thru top of unit to flush the pipes and washed the air inlet with chemical spray foam.

Now it's a cool 24deg operating temp. :)

Yes that can be one of the reasons and was suggested by the repair
people.

The FCUs in the main room above the red sofas and the drinks counter
were chemically washed at a cost of $130 per unit. This involved
exactly what Alvin suggested. Since these were the ones in immediate
need, I had these two done first.

Also a possible reason suggested by the repair people. After doing the
chemical wash, they believe dirt is the bigger problem but likely both
contribute.

The servicing five months ago was a basic clean and maintenance of the
FCUs inside the space and a chemical wash and full clean of the
condenser units hanging outside the space. which by the way the tiny
malaysian guy 'accessed' by hanging like a monkey out the window,
walking on ledges and other fancy balancing acts.

We did not do a full chemical wash for the FCUs because its expensive
and time consuming and the temperature seemed to improve considerably
after the condenser chemical wash so it was not immediately necessary
to take everything apart.

I agree with Carl. Most contracts I have seen specify the tenant is
responsible for establishing a maintenance contract or maintenance
schedule of once per quarter but any non-maintenance related repairs
are usually the responsibility of the landlord as they own the units
and are liable for long term wear and tear. There may be a gentleman's
agreement to split certain costs, depending on the situation.

We had some difficulty finding a cheap aircon maintenance contract due
to the condensers hanging in a relatively difficult to access area and
the piping to/from each blower unit being concealed. Since there were
difficult to access, it was decided that we should just get
maintenance for the ones that could be accessed i.e. the FCUs.

Yes very minor top up of gas and since we did the chemical wash, they
did not charge us for the minor top up.
