The housing crisis isn't abstract until you're living it. Then it becomes the difference between a child who can focus in school and one who can't. Between a parent who can plan ahead and one stuck in the rental treadmill.
After 40 years of building in New Castle County, we've learned something the national conversation keeps missing: affordable homeownership is the foundation that allows everything else to work. For more than 30 percent of renter households in Delaware, meeting the HUD definition of cost-burdened, rent leaves little room for food, healthcare, or savings.
Our CEO, Kevin L. Smith, has both led and witnessed this work for 30 years. What he's learned, alongside the families we work with, is that affordable homeownership requires access to capital, partnership grounded in dignity, and systems that believe people can succeed. We need to stop talking about affordable housing as a poverty problem and start treating it as an economic opportunity.
