AIPL JOY STREET – The Food & Entertainment Destination
PROJECT CONCEPT:
- A mixed-use commercial development spread over 4 acres.
- Ground and First floors have a high street retail character with approx. 230 retail outlets.
- The
retail outlets shall be set around themed piazzas and courtyards. These
piazzas and courtyards shall reflect a lively and carnival like
ambience and have been designed as magnets to attract footfalls of
shoppers and recreation seekers.
- Second Floor is dedicated for F&B - restaurants with spacious attached terraces, a world class multi-cuisine food-court, café spaces and an indoor fun zone.
- The
GF, FF and SF levels are interconnected through 4 sets of escalators
that are strategically located within the piazzas and courtyards.
Additional connectivity is through lifts and staircases.
- In
order to add comfort to the joyous ambience of the piazzas and
courtyards on the GF and FF, and terraces on the SF, the micro
environmental control features such as shading devices and misting
shall be used.
- Third and Fourth floors - shall have a two-level 8-screen MULTIPLEX
TOWER BLOCK – Fifth to Tenth floors – shall comprise of the following components:
- MANAGED SERVICED APARTMENTS: Super
Area of 672 sq.ft. and 775 sq.ft. for Studio and 1 BHK apartments
respectively. These apartments shall be fully furnished with the
standards matching that of a premium upmarket hotel. These units shall
be managed by a reputed operator. The buyers of these units shall be
entitled to a proportionate share of profits and ability for self use
for a fixed period every year.
- SELF-USE SERVICED APARTMENTS: Having
the same areas and specifications as the Managed Serviced Apartments,
these shall be ideal for those buyers who want to retain their keys for
self use. However, as and when they require, they can use the concierge
facility for giving their apartment on rent.
(Both
the types of apartments shall be serviced with housekeeping facility,
room service and shall have access to a coffee shop and health club.)

Tentative Name - Smart Suites. 775 sq.ft. fully furnished office suites
with Manager’s cabin, 5 workstations, attached toilet, pantry, storage

SALIENT FEATURES:
- Grand Frontage – The key element for a successful shopping complex is always the frontage on the main road. AIPL Fun Street shall
boast of a grand frontage of 450 feet on the main 60 mt wide sector
road dividing the premium sectors 66 and 67 in the Golf Course Road
micro market.
- Three side open Plot: Apart
from the grand frontage on the 60 mt wide sector road, the site has
frontage on two 24 m wide sector roads as well which will result in good

HIERARCHY OF PIAZZAS:
The Grand Piazza: This
piazza is right at the entrance of the complex adjoining the main 60
mt. wide Sector Road and is 450 feet long with widths varying between 65
– 130 ft. the Grand Piazza shall have landscaping features, seating
formats and a joyous welcoming ambience which shall serve as a hangout
space for the shoppers and recreation seekers alike. At the midpoint of
the piazza shall be a set of escalators providing vertical connectivity
to the retail and F&B on the FF and SF.
Central Boulevard: Originating from the Grand Piazza shall be the Central Boulevard running through the depth of AIPL Fun –
