Hey guys, i think over 30 folks made it to the site. Thanks for being
there. Not sure what is the reaction after seeing the place. What do
you guys think? What factors will you consider if you want to take
this forward? I think we also need to put the pros and cons from each
one's perspective so that we get a cumulative of +ves and -ves and
then we can take a call.

I have put up what I can think of. We can discuss this as a group and
figure out how to proceed.

Any idea what is the price/sqft around Bosch factory on Hosa Road or near the 'LGCL- Bamboo Forest.' property on ?

That might give us an idea about the prevailing prices in vicinity.

What price do you guys think we should fix for negotiations?

I have seen one LGCL property on Hosa road opposite to the Karnataka
police layout. I think the price mentioned was 2 or 4 crores. Not sure
which one but definitely not 1crore.

Here are my thoughts, I have given points to it based on my understanding.


* Location: 6/10
* Price: 9/10
* Basic amenities  (Water/Electricity/Sewage/..)  : ?
* Advance amenities (Children play area/Gym/..): 0/10 
* Security: ?
* Neighbourhood: ?
* Access to market/grocery: 5/10

Just Curious, anyone from this group has done basic document
verification of the layout/site with any lawyer who really knows about
this area ? If it's done what's are all the documents available and
what's required ? If we really satisfied with the papers then we can
surely go-ahead and negotiate for the best deal.

Till last year IDBI Bank was offering loan for the sites if it has
just DC Conversion, not sure still they are offering such loans.

Is there any houses under construction or already build in that layout
? because most of the problem starts during the construction, i have
seen many cases with revenue lands where multiple people claim support
for the single property.

Big plus point is the price & location, because today in hoskote they
are quoting around 1000 to 1000 Rs per sq. ft.

Hey guys, no price has been finalized. I had earlier proposed 700 as a
starting point of negotiations and worst case 750/- should be the max
we should go up to. What say guys? I went the same day to Sarjapur and
I found some gated communities they are charging 1600/sq ft negotiable
this is some 14-15kms away.

I saw Kamalesh's rating as given below and would like to add to that :

My thoughts:

Security, I think if we are around 15 ppl we can hire a watchman and
put 200rs each and pay him as salary and he safegaurds our land. Right
now I'm sure there's no one who would go there and stay.

Basic Amenities : Electricity is already there, we can get the builder
to write down in the agreement that he'll make an overhead tank,
sewage I did not see any chambers built.

Neighborhood: Janapriya housing society is coming up adjacent to this
maybe we can find out how much they are quoting. Prestige is
supposedly have taken 150 acres opposite to this layout to build a
villa project and Shoba is taken land after this layout. Hoskur main
bus stop is less than 2kms away from this place.
Access to market/grocery: There are shops on Hosa road and Huskur
village. Right now since no one is going to live there, i really think
it shouldn't matter.

I would like to add 2 things:

1 - A suggestion on security - Apart from keeping a watchman paid by us to guard part of the property that we own, each of the final buyers can visit once a month in rotation. That way each one has to individually visit only once a month.

2 - We should consider the access to market  / grocery, not now, but in the future, when we need to sell it will matter.

I think finding out the Janapriya rates is an awesome idea. I could not find any references to them online - does anyone have a lead on that?

One question: Is there a possibility, will this layout be approved by BMRDA/BBMP in a near future? 
I'm completely new to this real estate matters; that's y the question.

I think it all depends on how soon the folks who are interested want to do it. I guess if folks are interested, we can go to the builder this week finalize the price and then choose the sites and then start with paper verification.

I am interested, but would like to understand if anybody knows why is the builder quoting less compared to surroundings. Is it due to the DC conversion? What does it mean? How difficult it is to get the approval from panchayat and BBMP.

Hi Awan,

DC means Disctict Collector and there is Panchayat approval already.
You cannot get a BBMP approval as it does not fall under BBMP limits.
